Oakridge is an interesting case, still looks good IMO and there are a lot of moving parts in regards to that project.

Senakw doesn’t count seeing how it hasn’t even really broken ground yet and that is very typical for any large scale development to go through several major revisions.

Look at a Toronto the last couple days, major towers that are currently U/C have just had major revisions submitted.

Current official status is: "The Public Hearing item originally scheduled for Thursday, July 7, 2022 has been postponed until further notice."

A Global News report on July 5, 2022 2:23 pm had a quote from a city spokesperson which turned out to be optimistic:

"The move means the proposal to replace a Safeway and adjacent parking lot with multiple residential towers and commercial retail space will likely be considered by three different councils since it was first put forward.

A spokesperson for the city said Thursday’s hearing was postponed “due to the volume of outstanding rezoning applications for Council to consider, and limited available meeting time before summer break.”

No final date for the hearing was given, but the spokesperson said the meeting will be pushed “toward” the end of the year. [2022]"

^Not on top of that, that is the increase. That was stated by Daily Hive quoting Perkins & Will's Vancouver principal architect last September before the election.

Absolute insanity that at the busiest Skytrain station in the network that we're arguing over such short buildings. We're going to regret building so short in 40 years when it's all 50+ story buildings around it.

lets hope so. this is a transfer station between the Expo & Millennium-Line's. it also isn't that far away from the transfer to the Canada-Line.

this station should be more dense than Oakridge, Marine Gateway, Brentwood, Lougheed, etc.

this should probably be the most dense transit development outside of Downtown Vancouver. it was insane that its taken this long for what should have been common sense 2 councils prior...

The Commercial/Broadway Station development fiasco is a perfect example of why Vancouver is in the worst housing crisis in the city's history.

Common sense would have had this station become a secondary office/retail/residential hub during the construction of the Millennium Line. I mean, why spend all of this money building one of the region's most important transit interchanges if you're not going to build around it.

It makes no sense.

The Broadway Plan should have extended as far as Commercial Drive so that the Grandview Plan could be rewritten, because the densities around the station are too low. The Mt. Pleasant Plan was superseded, so why not Grandview-Woodlands?

Grandview-Woodlands NIMBYs are notoriously hissy- even worse than West Van NIMBYs.

If they had their way, there would be no SkyTrain there at all.

There's a reason that despite its relative closeness, there are relatively few high- or even medium-density buildings there.

Also, the Broadway Plan effectively stops increasing density (outside the Broadway Street itself) east of Main. There would be no point to extending it to the Woodlands.

I'd have rather seen more development around VCC-Clark, even though most of its catchment area is taken up by VCC itself, so any gains would still be pretty limited (there's a steep slope coming out of VCC-Clark, so the amount of available good land is much lower than how it looks on a map.)

Both.

It's not the best place for towers, but still, it has good infrastructure and is next to a major college. Again though, not the biggest loss because the catchment area is so small.

it really doesnt make sense. you have the city on one hand saying "YES! we need transit development!" then they messed around with this, while approving and going ahead with East Fraser Lands. which is far from transit, was on former forested land, and on a freaking floodplain!

like holy freaking crap! its insane.

honestly, this station area should have its own plan. there is no reason why it shouldn't. i mean talk about easy decisions with this one. this is such an easy place to develop at a massive scale.

- housing
- retail
- commercial

in 2019; 3rd busiest station with 8.1 million boarding's. only Waterfront & Metrotown beat it. (pre-pandemic, didn't look to see what it is now). this is the kind of stuff that annoys the hell out of me. the city talks about housing this, housing that, transit this, transit that. but then they do literal opposite things that defy logic.

ugh i hate internet rants but so much is wrong with this city now. i am hoping *maybe* with this new council things will change.

Meh, 20 storey residential and 35 storey office seems sufficient to me.

You've still got the Expo/Millennium transfers. Fifty floors may or may not be unnecessary, but it's not a bad idea for the busiest interchange in the metro to have a proportionately-large hub.
