I don't know if anyone has been around Evergreen lately but the amount of apartments and condos they're building on Baltzan is insane, I'll bet it will one of the most densely populated parts of town after it's all done. There's also grocery store, gas station, take out place less and other amenities less than a block away. I can also access pretty much the entire city on my bike through the Meewasin connected with the walking trails and parks in the neighborhood. It's a 30 minute ride downtown and quicker than taking the bus. I get with some of the older areas you can make the case for sprawl but it feels like the city has somewhat learned their lesson. Sure, we're not Vancouver but it's progress.
