2430 Mountain Road - current status:

- interior is complete.
- exterior is complete except for some fascia work.
- the building is already 100% leased.
- some units are already occupied.

It might be a busy construction year for the MID West Industrial Park.

- There are two lots in the development which appear to be in the site prep phase.
- There are an additional two lots which have been completely cleared (right down to topsoil removal). I imagine this must mean that construction is soon.

In addition, I imagine they will start work this summer on Phase 2 of the MID West Park, which will include an extension of Horsman Road through to the Main MID park, connecting at Delong Drive. This extension will include an overpass over the CNR mainline. Apparently a couple of large businesses have already purchased land in phase 2 (even though it doesn't exist yet).

There is a request in the PAC agenda to expand the Timberline subdivision on the crest of Lutes Mountain:

- To decrease the minimum frontages of lots 23-1, 23-2, 23-8, 23-9, 23-10, 23-11, 23-12 and 23-13;
- To decrease the minimum lot areas of 23-3, 23-4, 23-5, 23-6, 23-7, 23-8, 23-11, 23-12 and 23-14.




A high end "country estates style" subdivision with an expansive view over the Petitcodiac River Valley and the city of Moncton. The extension of Timberline Road will connect though to Briggs Cross Road. I see the proposed subdivision plan maintains a ROW for further expansion towards the east along the ridgeline of Lutes Mountain.

I see that a building permit has been recently issued by the city for

construction of a two-story building for Sommers Motor Generator Sales Limited, at 295 Desbrisay Avenue, valued at over $2.3 million.
This would account for one of the lots under development in MID West.

The Prestige Dry Cleaning location in Hildegarde Place has closed up shop. The signage is gone.

I have a family member that used to co-own the land adjacent to this lot. They had a huge subdivision on the tops of the hill with condo buildings and the like, but they wanted the city to allow smaller lot sizes and extend city services by Major Leblanc at the time wasn’t willing to meet the demands of the development group. They almost purchased this lot but before the deal went though there was a lean put on the land that took years to sort out.

I personally believe developments like this, but especially the rural estates development are a terrible use of land and planning.

The lot on the south side of Mountain Road immediately to the east of the Casino NB campus (and the Quality Inn) has been cleared.

I con't find the rendering, but I recall that city council approved a small 3-4 storey apartment building for this lot several years ago. Although small, it had interesting architectural styling. I wonder if they are about to proceed?

It is the lot labelled "f" in this map I did a few years ago:

They've apparently decided to go with a new architectural style for this building. Here's an updated rendering:



I liked the old one much better - less generic...........

Here is the site plan for this proposed apartment building:

Signage is up for Queen E Hydroponics in the Lounsbury Centre on Mountain Road.

I think this is supposed to be a specialty cannabis shop. I could be wrong, but the signage includes an illustration of a rather suspicious looking leafy plant.

Something is afoot in the vacant lot between Midas and Take 5 Oil Change on Mountain Road.

Construction fencing is up, and there is an excavator on site moving top soil.

Anyone have any ideas?

Don't know if this helps or all but it sold back in October. I think this used to be the location of lily's buffet back in the day

Regarding the former Lily property on Mountain Road next to Midas, I have received two DMs, indicating the land is being developed for a new Subway with a drive-thru.

Apparently this will be a relocation of the existing Subway in the Northwest Centre. Apparently their lease will be up soon, and they elected to go for a standalone location with the added benefit of having the drive-thru.

It seems like they are a long way apart. A stand alone subway could work there with the Subway at northwest centre remaining open. Also the site seems large for just a subway. Interesting though either way.

980 and 1380 aren't that far apart. And to be fair there's a subway at 188 and 1860 mountain so one right in the middle of those two. Makes perfect sense

They aren’t that far apart, but as subways go, it’s a bit far to relocate one. If I’m at Canadian Tire and Marshall’s and I want a sub for lunch, I’m not gonna drive all the way down there, I’ll probably just go somewhere closer like Tim Hortons. If subway were to relocate, a location in the retail hub around wheeler where it is currently located makes the most sense.

Three of these lots are currently under active construction now. Structural steel has been erected for one of them. I believe this is Sommers Motor Generator Sales Limited. The other two projects are currently a mystery.
