No employees were guaranteed continued employment although my guess is maybe 20% may be offered transfers. Who knows how many current employees would even want to be transferred?

As far as customers are concerned it's the same question. Most grocery shoppers, even those that prefer Walmart, prefer convenience even more. For example, how many customers would pay more for a longer Uber ride to go to a different Walmart. I have no clue but I'm skeptical that would be popular.

Exciting to see the SDP for 3900 Blake. I'm not sure how much people get around over there but that whole area is getting tall. Also nice shot of 1900 Lawrence. That building is a biggin

Over 10,000 Acres of Vacant Land Available for Development in Denver
March 28, 2023 - CRE
Quote:
Denver closed out the top 10 with 8,390 parcels of vacant land totaling 17,962 acres and ranking just ahead of New York City. Average lot size stood at 2.14 acres.

In the Mile High City, residential construction contributed the largest share to overall construction activity in Denver since 2012. Yet, despite adding 48,260 new housing units in the last decade — with 28,958 more to be added in the near future — the city is still looking for ways to bring down its cost of living by increasing the number of affordable homes.
This sure caught my attention! But with no context it's hard to say how meaningful this is. The analysis was done by CommercialCafe. For starters, it's a good guess that a lot of this supposed land is out near DIA.

Methinks roughly 95% of it!

If you exclude the micro-parcels, the average vacant parcel size is probably much larger, like dozens or hundreds of acres.

True Story

The guy fell in love with Denver.

The only day I've driven this week was on Tuesday but weekends are my big push. I pick up this guy who works and travels a lot for First Citizens BancShares - they just bought the remains of Silicon Valley Bank. Having been in San Francisco recently he mentioned how awful the place had become from what it used to be years ago.

When I mentioned "I spent most of my adult life in Denver" the guy started gushing about how he totally fell in love with Denver and its downtown. He indicated he spent a lot of time in Denver between 2010 and 2013. Indeed those were the days, eh?

Here's my Official Record for February & March.

a) Not yet counting the demolition of Sports Castle lofts as a new project just yet.

b) Props to ohiotoco for alerting us that Steel House had broken ground.

c) Paulopolis get's credit for the project at Washington & 17th which I later posted the official News Release.

d) rds70 alerted us to 955 Bannock which I also posted the official News Release afterwards.

So I count 3 new groundbreakings over two months.

Let's call it Three and a Half

I also posted the groundbreaking of the long-awaited affordable housing project at the 'DOT' (even if only 4 stories and it's not near the city center) as it starts the further development of an Infill Site at the Old CDOT HQ site.

Can we do 3 more groundbreakings over the next three months?

Sorry, I missed that; I didn't realize your were playing "Captain Obvious."

Over the years Walmart has upgraded their inventory to where they carry good quality stuff at a good but not cheap price. Makes for happier customers. If you want the cheap crap you can find that at one of the many Dollar Stores.

I shop Walmart occasionally for the convenience. For example, I recently bought a couple of spring flowering annual plants while stocking up on personal care items like deodorant, low dose Aspirin etc. I couldn't get both at Home Depot as a comparison. For X-mas they carried a good quality candle at the same price as Target. The only difference was they also carried less expensive candles where Target carried some even more expensive candles.

Such is Life in the Suburbs.

The new infill is great, but the star of the show is the historic Denver Hose Company No. 1 building. It has been completely renovated and it looks spectacular. We couldn’t be happier that the building was saved and is now put to good use. A new restaurant has occupied the historic building and is now open.
2019 may not have been the best time to open a new hotel however

A hotel by Union Station was poised for new ownership last week, although the current owner says a planned auction won't be held. A mezzanine lender initiated the UCC foreclosure process for the Focus Property Group-affiliated entity that owns the Hilton Garden Inn Denver Union Station at 1999 Chestnut Place.

There is enough land for them to fit the new stadium on-site and/or relocate to Folsom field for 2 seasons then back to their new home. I am fully supportive of relocating to Folsom field for 2 years...and seeing how Boulder handles that! Get the popcorn ready.

Folsom would be great. Flatiron Flyer would be running every two minutes. I personally think Coors Field would be the best temp stadium. Imagine how bustling LoDo would be.

Second most powerful? There's no City if there's no water...LADWP is maybe the most powerful political agency in all the west.

But the MNF shots with the Flatirons in the background...on second thought, let's not do this. It will make another 500k people move here from the South and Midwest.

I'd do it just to show how pathetic of a facility Folsom under an even bigger spotlight. It's got a view, other than that it's a travesty for a supposed second tier DI program.

I'd have the Broncos play at Air Force a couple of times to get a taste of what it wold be like for fans to drive to a new stadium out by DIA.

Voters turn down opportunity for affordable housing in Park Hill
They prefer a private country club golf course instead.

I picked up a Pax that might remember you.

I picked up Mike at an iconic neighborhood dive bar in Scottsdale. It wasn't late but he was tired from spending most of the day flying from São Paulo to Phoenix. I asked him if he came across the The Girl from Ipanema? (He laughed) He met with a group about starting up a cobalt mining operation in Brazil -- one of the necessary ingredients for making all those batteries for all those EV's. He has experience with turn-arounds and knows the guys at Newmont.

With the money in the bank this one was easy but glad to see THIS project at this location where it should be beneficial to the neighborhood.

This is really, really sad and frustrating

I didn't follow the issue but apparently people had false expectations of creating a wonderful park. Nada

“Unfortunately, what’s going to happen now is status quo. That land is privately owned land and it is restricted in all uses by a conservation easement that was first put in place 25 years ago, and the easement could not be more clear. It says very clearly, in black and white, that that land by law must remain a golf course, driving range and affiliated uses,” said Bill Rigler, a spokesperson for Westside Investment Partners.
What about trying again to create needed (affordable) housing?
Quote:
“They would never again be in a position or offered the same amount of amenities and return on investment, so this notion that the city can go back and renegotiate for a better deal, it’s a fiction. Denver will never again see a deal like this, and that’s unfortunate,” he said.

it's not that sad. we might get our golf course and much needed driving range back.

if bicyclists gets hundreds of bike lanes for their hobby, it's not unreasonable to have one legitimate driving range in denver. city park doesn't count with it's limited space and distance restricted balls.

park hill golf course's demise was a massive loss for the residents for the area, even if it's not nimby or yimby approved.
