Yeah, I initially thought they should reverse the plan, shorter towers on Carling and taller at the back. but Claridge is proposing the taller towers by the Queensway and shorter at the front, so it will end up being a core of shorter buildings surrounded by towers.

So is the Boston Pizza staying or going? On the site plan, it shows Existing Boston Pizza, but in the building renders, there is a tower there.

I really dislike the corner public plaza and how this plan frames the street. I haven't looked too closely at the proposal but that part bothers me on first glance.

These two site plans definitely don’t work well together. One would think that continuing that semi-circular drive would make sense. At the very least integrate driveways and public spaces.

The "public plaza", "public park" and "public streets" could imply that this comes at considerable expense to the City.

The existing Boston Pizza restaurant is intended to remain in the short-term, to be replaced later, according to the documentation. So I've added the ultimate siteplan to my earlier post.

crazy to think a Canadian Tire and an old Warehouse can be replaced by like 12 towers! I'm having such a hard time picturing it but it also goes to show how much space we've given up to surface parking and the car culture

I agree!

This is why I keep hanging out in this community, Harley literally gives us a birds-eye view of what is going up and so many skilled mapper/graphics people give us a great overview of the combined effect of the proposed projects and how our skyline will look!

What bothers me is the lower "seniors' housing" is further away from Carling so that it will be a longer (colder/windier) walk for the residents to get to the BRT. As well, their views will be blocked on both North and South by towers.

On the other hand, the most number of suites in the towers will be an unobstructed view of the river and Gatineaus (at least until towers go up across Carling!)

my only ick and hope is that they acquired the carling mazda and volvo and add 1-2 towers plus retail on that last block

Vicky Carincross has been dealing with the endless construction that is taking place on Carling and Clyde avenues.

"That one is by my apartment building on an already high traffic road mind you," said Carincross pointing to the new Claridge builds on Carling Avenue.

Carincross lives and works in the area. Just steps away, more construction could be breaking ground where a Canadian Tire used to be.

"I'm not a fan of the idea," said Carincross. "There’s already a ton of big high rises going up and I’d rather see something that would help out the community like a Walmart or some sort of department store."

Property owner RioCan is proposing six mixed-use buildings, including one that could be as high as 40 storeys.

"They couldn't get a tenant," said Bay ward councillor Theresa Kavanagh. "They decided to start from scratch and demolish it."

An application is before city hall. If approved, the area would be home to 1,700 residential units, including a retirement building and a new public park.

The owner of Reynolds Restaurant on Clyde, just south of the former Canadian Tire, welcomes the proposal and the business that comes with it.

"Foot traffic is good for business so I'm excited for it," said Gregory Aboukheir. "It shows the area is growing."

This comes after the city approved rezoning for more high-rise towers at the former Saputo and Clark dairy plant—also on Clyde Avenue.

"It’s something the city is needing, but they do have to go over it with a fine-tooth comb and make sure it fits and we can handle the capacity at that location," said Kavanagh.

It will likely be late fall before the RioCan development plan will be considered by council.

I think they just reinvested a lot of money updating the Volvo (and?) the Mazda storefronts. I doubt they will be moving.

This whole statement Triggered me.

"Tons" (maybe 3currently 5 I think?)

Walmart or department store... um hey they just moved and built the biggest Department store of it's kind like 3 or 4 bus stops away...

Walmart (also 5-6 bus stops away if you're on clyde. maybe walking distance if you're able bodied.)

food Basics + Shoppers drugmart (kirkwood and Westgate)

Tons of food options on this stretch of carling alone.

a Park next door with a beautiful hill on the other side of the highway..

Did this person literally move here yesterday?

All the public parts will be built at the Devs expense (though costed into final cost of the new units) and then handed over to the city for maintenance.

The parks themselves are required as per the cities parkland requirements 10-20% of site area. If not included they would have to pay a dedication fee. Normally it's not included in tower Devs because there isn't enough space.

also, every new unit owner in these towers will also pay 1.2k for park dev in the rest of the ward and 1k for rec facilities, 7k for public transit, 2.7k for schools and 11.3k for roads/sewer/water/stormwater infrastructure.....

I agree. Best case scenario, one developer would own both lots and build the tallest towers along the Queensway and step-down towards Carling (35-40 floors at the Queensway, 15-15 floors in the middle and 8-12 floors on Carling). That said, rocketphish's mashup does show some decent spacing between the towers compared to, say, Rideau. Not perfect, but better than other situations in Ottawa.

And the combined developments of Claridge and RioCan will have plenty of retail. Retail, even big box, doesn't have to be warehouse type single storey buildings surrounded by surface parking. Big box stores can be a the base of towers.
