McMaster is currently building a plethora of residences with the ones beside the hospital going up soon too. Wonder if the one more south on Bay would be a twin tower.

The design for it has already started.

Interesting, thank you! I didn't even know this proposal existed beside it. McMaster also owns the parking lot 100 main street west correct?

Let me just say that the traffic this project is causing is atrocious. Came back to the city for a quick visit and it took me 30 minutes to get from the general hospital to McMaster taking king street.

I will now avoid using king by all means possible going forward

Can you explain further? I didn't think there's any lanes closed for this?

If you just made that drive within the last hour or so, it's probably just normal rush hour traffic?

We're so used to getting across town in less than 15 mins... but that's not "normal"

A re-programming is needed.

100%. Everyone wants big city vibes but not big city traffic. I say bring it on. Take transit, or convince your neighbours to if you can't.

You'll always be able to regardless with the sherman cut - probably one of the least utilized ways of getting across the city but super awesome for people who live by me who live in the east end and want to get downtown w/o all the traffic lights and bad roads..

and man this is looking pretty substantial now - awesome - I am still a bit disappointed it wasn't gold cladding hehe..

I love the Sherman Cut too, but it's reversing lanes during rush hour makes it useless as a cut-across town most of the time I want to do that.

Didn't they stop doing that a few years ago.

west leg always 2 way, east leg and n/s from crockett is time sensitive one way, ie db mornings, ub in the afternoon.

as mentioned, quick way to get across town.

I must say the cladding on this building is one of the most unique I have ever seen.

I agree.

I think it's about time that there start being more unique buildings going up around the city. This building will be a welcomed addition to the skyline, and will look like nothing else...

Took a photo with the sun hitting the cladding just right and it's an interesting look for sure. If they have lights on the side could look really cool at night too

Key points from the article:

- Rents start at $1,375 per month for a private room in a two-bedroom unit

- the building will see its first residents move in ahead of the coming fall term, with construction set to be complete by January 2024.

- Applications for 10 Bay opened April 17. Of the 453 apartments in the building - which will consist of 644 bed spaces - 69 of the units will be barrier-free for those using assistive devices, according to the university.

Kroetsch's comments are predictably tone-deaf to reality in there, as is the entire article. He seems to have this odd complex about Farr where absolutely anything he touched must just be total crap because, well, Farr touched it. This building is an excellent addition to downtown and I'm really surprised to see Kroetsch trying to downplay it.

Housing minus deeply subsidized housing would have always been unaffordable to students as they have basically 0 income during school, and also typically hold extremely low living expenses during their schooling years. Rent is almost always well over 30% of expenses during school.. It was probably close to 50% for me when I was in school and I was always pretty good and finding cheap places to live.

This is also a brand new building which will represent the upper tier of the student housing market. People living in it were never going to be the ones looking for the cheapest accommodation possible.

The building honestly doesn't strike me as particularly expensive in today's market, even if the rents may seem crazy by the standards of a few years ago.

To be fair, the article seems to try to pit Kroetsch against Farr but I'm not sure the councillor even mentioned Farr. I think the article is written in a way to make it seem like he did though. He was simply saying the pricing is expensive for students, and he's not sure how much benefit it will bring to the downtown with students paying such high rents compared to their disposable wealth. Kroetsch is an advocate for affordable housing, I would expect him to make a point about the affordability of housing for students and of course it would be great if this could be cheaper for grad students, and I don't think that's a controversial point to make.

That being said, I'd agree that the prices seem reflective of the current market and in a few years with rent prices continuing to climb, these will look significantly more affordable.
