West Vancouver approves all-rental building across from Park Royal

The 201-unit building is the first major development considered by the new council. See who voted how and why.

A tiny piece of West Vancouver, yours for the renting:

Most of the rental homes will be studio apartments between 350 and 378 square feet, which the developer estimates will lease for $1,400 to $1,900 per month.

No specifics yet, but we could be seeing significant new development on the North Shore depending on how the Squamish Nation chooses to proceed:

Vancouver Sun: Squamish Nation plans to develop 350 acres, most of it in North Vancouver and West Vancouver

Quote:
The Squamish Nation, which is behind the high-density Sen̓áḵw project at Kits Point, is making plans to develop 350 more acres of its land on the North Shore, the District of Squamish, and the Sunshine Coast.

“A number of years ago we announced the development of our Sen̓áḵw lands, which for us was always intended to be the beginning: That more was to come from the Squamish Nation as we look to the future of a number of other land assets that we own,” Squamish Council Chairperson Khelsilem said Wednesday.

Details are still scarce as the Nation begins a year-long land-use planning phase, but it says the sites could be residential, commercial or industrial, and that long-range capital plans will also include amenities such as parks, schools, community centres and health clinics....

Perhaps a good route for the North Shore Skytrain. We can call it "The Density Line". Just think about the density of Senakw and then compare the amount of land that could potentially be developed.

UBC express service returns this fall, as TransLink will reinstate the express service from West Vancouver to UBC during peak hours on weekdays. However, it will not be the previous Blue Bus 258 UBC/West Vancouver route; TransLink will extend certain runs of the 44 UBC/Downtown:

Very excited to some day see a Senakw-level proposal for the lands south of Park Royal. That one is going to be one wild show.

FYI Mission IR 1 is already currently fully covered with Squamish Nation member SFHs and isn't included as part of the proposed development zones. Only Capilano IR 5 and Seymour Creek IR 2 are proposed for development on the North Shore.

I wouldn't expect any developments even close to Senakw in either of these reserves. Firstly, both of these reserves already have existing SFHs for band members meaning they have to contend with their membership's own NIMBYs, and secondly if they're to follow in the footsteps of the TWN which already has significant real estate development in Burrard Inlet IR3 then we're more likely to see townhouses and 6 story low rises than highrises.

You can refer to the TWN 100 year plan for more information on what they've been up to.

I'd like to be wrong, but we'll see what they do with free reins.

They've always talked about condos next to Ambleside/southern part of Park Royal so that might happen first.

They can probably also incorporate that Low Land road extension to help with the transportation in the area. You could probably make a new intersection near the Milestone's and use that back road as a connector road. They could probably stick a Costco or some other big box store on any of the land that isn't that suitable for residential near the bridge or train tracks.

The Skytrain extension running through this area and not near the bridgehead/Marine Drive probably makes sense as well unless you plan on tunneling in that area.

The old 2004 Masterplan with some of the ideas for a new collector road.

Actually that area which is far away from their existing SFHs is pretty likely to go straight up, I can agree with that, but for the second point I don't think the Squamish Nation has any incentive to increase transportation through their reserve (hell, the Spirit Trail through the reserve has speed bumps) and for the third point I think that area would be just as well served with a Skytrain Station on Marine in Park Royal. Certainly if a future Skytrain extension follows the R2 route, there would have to be a station at Cap Road and Marine for the Lions Gate Village town centre, and at that point it doesn't make much sense to divert down.

It'll be interesting to see how Seymour Creek connects to Phibbs - that's a very bad part of the TCH to be developing anything walkable.

It's a little bit iffier in practice. I'm guessing any SkyTrain has to use Marine until Lower Cap, because of Cap Mall and the Lions Gate Village; to have a station in IR 5 and still continue to Park Royal, TransLink'd somehow need to get an elevated line from there down to Spirit Trail and across the river (and the latter would bury them in environmental reviews).

At one point during the highway project, it appeared to incorporate a pedestrian overpass east of Crown Street:

Not sure what happened to that proposal.

TPTB can probably resurrect the overpass sooner or later (probably sooner, because reconciliation). I'm more concerned about the south parcel along Railway - they're blocked by an on-ramp and a very unfriendly arterial.

The article did mention industrial development - perhaps that would be a better fit for that area?

This proposal is hilarious because literally not a single thing proposed here happened.

It would move traffic from dissecting their reserve on Welch Street to some street next to the train tracks.

Maybe the Fern Street overpass MUP replaced the need for the Crown Street overpass?
