Popeye's opens on Mountain Road today. It will be very interesting to see if we experience the same level of traffic chaos that occurred in Halifax earlier this year.

Popeye's is now open. They have private security working traffic control. It looks like things are running pretty smoothly at present. We'll see what things are like during the suppertime rush.

They are now working on the sixth and final floor of The Oak, the first building at the Village on Twin Oaks.

Bennic ice cream on Mountain Road is permanently closed (previously reported on a different thread).

According to the T&T, the owners closed this location because a different business was interested in the CRU and asked them if they would be willing to vacate. This other business has been previously rumoured (on SSP) to be a "spa."

Bennic however will remain open in their location near Dieppe Blvd, and are still interested in new ventures, and a possible return to Moncton in a different location - probably one with greater foot traffic than Mountain Road. This sort of implies a downtown location.

I know that Candy Depot was also very interested in expanding into this space but this was back in the fall. Maybe things have changed.

Could be. I have no first hand knowledge. The "spa" rumour is essentially "word on the street."

The only for sure thing is that Bennic was asked if they would be interested in giving up the space, and, since they considered the space a poor fit for their type of business, they decided to take the opportunity to let their lease be taken over by someone else.

Interior renovations for the "spa" are now well underway. There is also external signage up, but I wasn't able to read the name as I drove by into work today.

Site plan for the new All Wheels Skate Park to be located at the Moncton North YMCA on Twin Oaks Drive.

It will be located right on the corner of the main driveway into the YMCA from Twin Oaks, not too far from the pre-existing playground area for the daycare.

Cara Shoes in that little plaza at Wheeler & Mountain is closing it's doors. They will be relocating their inventory (at least temporarily) to Service Shoe Shop on Mechanic Street downtown. They are affiliated entities.

Renovations are well underway at 585 Mapleton for the new East Coast Surgical Centre on the main floor. This will be a private outpatient surgical centre.

Add in the pre-existing Moncton MRI Clinic (also offering ultrasound and fluoroscopic procedural work) on the other side of the building, and this building will be providing an impressive array of privately owned (but mostly publicly funded) medical tests and procedures. The building also contains numerous specialty medical offices and a large dental clinic.

I present you with Shannex Parkland Moncton!!

This is a huge project. Look carefully and amongst other things you will find not one, not two, not three but four 10 storey buildings!!!

It might actually be more than that. The buildings labelled Lifestyle #5, 6, 7 & 8 have the same number of beds as the first four lifestyle buildings, and a similar footprint. As such, although not explicitly stated, there may be as many as eight 10 storey buildings in this development.

All totalled, there will be 931 units in this project!!

For anyone still confused where this is, here is the locating map:

What ever happened to this project didn’t they clear cut the trees there last year?

This is a long and convoluted story, but I will attempt to give you the Coles Notes version as I know it.

About 7-8 years ago there was an elaborate plan to develop the western portion of the Vision Lands, anchored by a large retail/residential development sponsored by Cordova Realty (now Thrive Developments) and by the Shannex Corporation. The Cordova development was to be called Mapleton Crossing Phase 2.

The two developments required an expansive street network to be constructed, including an extension of LJR Blvd across the north branch of Hall's Creek. This would require the construction of an expensive bridge (no bridge, no Shannex).

The bridge was to financed by development charges for Mapleton Crossing. The anchor for Mapleton Crossing was to be the new Costco. Ultimately, Costco chose to build instead in the Granite Centre. This left Mapleton Crossing without an anchor, and the plans for this project fell through.

Without financing from Mapleton Crossing, the bridge became uneconomic, and construction was cancelled. As I said above, no bridge, no Shannex campus.

Shannex instead has decided to build in the Pinehurst neighbourhood instead. Construction is well underway, but the development is not quite as ambitious as the one for LJR Blvd would have been. If I recall, the original plan was for at least four 10 storey buildings as part of the campus. The independent living buildings along LJR also would have been of considerable stature.

FWIW, I think it a shame that Costco decided to build in the Granite Centre. I'm sure the Granite Centre would never have been built without Costco, and, Costco as part of Mapleton Crossing Phase 2 would have allowed the whole Mapleton Road area to flourish and to rapidly develop, kickstarting the Vision Lands, and limiting sprawl north of the TCH. This one decision by a giant retailer (Costco) will have ramifications for the future development of the city that will last for decades...........

And the city could have prevented this by not allowing this development to proceed as it needed a service boundary expansion to take place.

Sorry, I didn't say anything about the second part of your question.

Yes, there was land clearing last year, adjacent to the Vizion North apartment building, currently under construction. Thrive still has plans for the area, but these have been considerably changed. This includes a retail strip paralleling the TCH (where the Kent store was built) and a medium to high density neighbourhood to the south of this. They are petitioning hard for the anticipated new anglophone high school in Moncton to be built here in order to jumpstart residential growth.

Since the existing apartment building is called "Vizion North", it doesn't take a rocket scientist to figure out that a "Vizion South" is also planned. This is where the land clearing was taking place.

And, for completeness sake, this is what the road network for this part of the Vision Lands would have looked like:

You can clearly see where the Costco would have gone. Definitely a missed opportunity.
