I live here not because of any transit priorities but rather one reality that hits you so hard, that no other priority is on the list except what you can afford. I pay $1550 for a brand new building 1bed+den+balcony. And when I hear about $3k for the same thing at Lougheed I’m thinking I’d rather live here and easily afford a car and get around much easier, better and faster and still will have money left in the pockets. Basically I was looking something that I can sustainably afford and have the ability to save up for down payment.

Not a fan of the tower spacing...some of the units will have absolutely no view and say good bye to the mountain view.

I love density, however, i was just in Toronto, and the density around my hotel on Mercer and King was insane.

8 - 50 story buildings in a 2 block radius.

plus a few others going up

I'm personally of the opinion that not every single unit in the entirety of the Lower Mainland needs a view of the North Shore mountains. Maybe I'm just a radical, but why would that ever matter? You don't have to live there if it bothers you so much.

It's hardly 'say goodbye'. That would be if they'd built towers 5 and 6 first, and then sprung the office and the other three on residents who mistakenly thought they'd bought a view. There are also towers on the north side of Lougheed already limiting views of the mountains (except for a few high unit residents) and more to come - Millennium submitted a tower at 4141 Lougheed last year, for example.

Its just my opinion, I hate how costraphobic some places in China, so I think they are overdoing density a little too much here. There should be more spacing between towers especially when they are 60 stories. What they should have done is gotten rid of tower 2 and tower 6 and made them all 60 stories.

If there were only 4 towers they'd have to make them all 72 stories to achieve the same number of floors.

Thanks for the pics, but do you have any of the elevations in a higher resolution so I can read the heights?

This is the South side of Dawson Street near Starbucks. Sidewalk dipped a lot. It is very noticeable:

As was discussed few pages ago, this is nothing compared to the vertical ghetto planned east of Carleton Avenue. There will be no views for so many and some lower level units may not even enjoy any sun at least in winter. It is indeed way too much density and this is not even touching on transportation.

That project was about bringing a 70s highway to 2000s standards. Since then we have also added nearly 500,000 people, most of them settling in suburbs due to cost of housing. With another 1 million people to come, we have to widen/expand every piece of infrastructure we have.

Unfortunately any infrastructure development in BC tends to be for today or worse, yesterday. There is no capacity building for the forecasted future population of Metro Vancouver which is why everything is at near capacity Day 1 (Highwa 1, Canada Line).

holy 🞵🞵🞵🞵. that is a lot, A LOT of shifting. clearly something happened. im guessing there must be a peat bog in this area or something. i know the creek is somewhere around there. but that's some pretty major shifting.

That entire area was historically a waterlogged peat bog so it's no wonder you see the ground shifting. It's not extremely obvious, but that area has a very low elevation and collects all the rain runoff from East Vancouver and North and Central Burnaby, hence why Gilmore and Still Creek Drive flood basically every year in November.

But it all happened over the past 2 years. That’s why the city is going against ONNI.

I believe it is also a small endoreic basin, which means the water that gathers there doesn’t directly drain to the ocean (at least on the surface).
