You are misinformed. That’s not the SSP definition of “under construction.” It has nothing to do with whether the building is ‘above grade’ or ‘below grade.’ It has to do with whether any part of the building is under construction.

That is, however, the CMHC definition of 'under construction' for the monthly housing statistics, which might be the source of confusion. But they don't count anything before they can see it - and they don't look into holes.

^ I've never seen that before. The usual discussion is whether excavation of the U/G is construction, but not the construction of the below grade levels of the building itself.

In fairness they don't track construction buildings, but \housing units, most of which are not under ground. We are tracking construction of the building itself, not just the housing units, so U/G is definitely U/C!

Oh absolutely. I'm impressed how they apparently survey every construction site in Canada to generate their monthly numbers. I assume they do a drive-by based on the address, so when they see anything new above grade, it's u/c. (They don't count demolition and site clearance as construction either). We have forum members whose only excitement in life is looking for rebar in holes.

Yeah, it's going to be a busy site with many cranes. Looking forward to it. I hope it will look similar to Oakridge site.

That seems a little unlikely. They're building three towers in phase 1, 65, 45 and 33 storeys. Phase 2 hasn't been past second reading yet.

I'd guess it would max out at 4 or maybe 5 cranes depending on how the podiums are built out. Could be as simple as just 3, one for each tower, but I'd guess there are some limiting factors on lift that could mean a dedicated podium crane or two would be in order.

Most of us are just interested in the construction and development and don't actually own any units in the buildings that are discussed on this forum.
