New Apartments Seek to Heal the Sprawl on Shoal Creek Boulevard

The site, a roughly 3.1-acre assembly of two adjacent warehouse properties at 8640 and 8700 Shoal Creek Boulevard owned by local firm Karnak Holdings, successfully added a Planned Development Agreement (PDA) overlay to the properties’ current Light Industrial zoning status, allowing their redevelopment as an apartment project by major Texan multifamily builder OHT Partners.

Despite a few compatibility setbacks imposed by the presence of single-family homes within the limit of 540 feet — hey, there’s that absurd code again — the planned apartment building at this site will be able to rise to a maximum height of 75 feet thanks to this zoning tweak, with current city documents indicating approximately 330 new residences are expected here. The project secured the support of the North Shoal Creek Neighborhood Association by designating 10 percent of the apartments as affordable at 80 percent of the region’s Median Family Income, along with providing sidewalk improvements along the site’s frontage. Considering what this area looks like now, we’re not surprised to see the neighbors getting on board.

The owner of the LifeStorage at 8227 N Lamar Blvd is applying for a zoning change from LI-NP to CS-MU-NP. It's kind of interesting because that storage unit was redeveloped somewhat recently.

Maybe we'll see some multifamily there eventually. I would have to imagine that the storage unit itself is currently profitable, so maybe this is a just in case kind of move if the NLTC gets a rail stop. It's about a quarter mile walk to the station location.

Rezoning request for 7500 Burnet (used car lot) for 50 residential units and 2000 sq ft of ground floor retail on .35 acres. Can we please do this for every small lot along Lamar, Burnet, Anderson? Love this scale.

Impressive if they can manage it on such a small lot so close to SF.

We'll see if they can do it. The city is going to want a bit of that lot for the desired width of Burnet. Half the lot is technically in the parkland deficient radius, but hopefully they'll be able to do without on site dedication given their limitations.

God our LDC needs overhaul . If anyone would rather keep a used car lot over 50 central Austin homes they need a smack upside the head.

This one was finally Approved and Released. It had been stuck in Waiting on Legal forever. Elevations show two buildings side by side with a slightly different aesthetic than your typical 5 over 1. With demo already complete we hopefully see this one rise soon.

Seems to be a lot more 7/8 story donuts going up on corridors around the city these days. The only one I know exists right now is at the south end of the Triangle. I look the look of this one, with the big color band at the corner to break up the massing.

It seems this will be the first time both sides of Burnet will have mid-rises across the street from one another (excluding the domain), and there's another on the next block north. Going to start getting a corridor effect through southern Burnet.

You can thank the VMU2 zoning change for that, which allows up to 90 feet. Compatibility is still a problem though - you can see how the building is shorter further away from the street in the render above.

Project Transitions' new building at 8007 Burnet Rd has finally broken ground. This facility will house/assist high risk individuals living with HIV/Aids in the Austin region.
