For clarification, the new Anglo K-5 school started construction during Spring 2022. Expected to be open Fall 2024

The Westmorland/King Street property sold for $1.8M. Hopefully we'll hear something about what is planned for this site soon.

That would be the TD Tower II site. Hopefully whoever snagged it will move quick.

So I guess it's time to take a look at what's going on in the city at the moment. I think I've been a bit out of touch so I don't know as much of what's going on but this seems to be in the works:

Active Projects
* Micro apartments on Waterloo row: Occupied now, but some finishing work still on going. Phase II is planned for a second (smaller) building there too.
* Gorham building on Forest Hill (next to the micro apartments): Finishing up now finally.
* 600-620 Forest Hill Road: Framing for 5 story apartments going on
* Waggoners and Rookwood: Second building going up, First building being kitted out
* New Legion building (Queen street): Building being kitted out, still some exterior work to go.
* NB Justice building: Framing going up
* Centennial Building: Renovations are starting up again.
* Apartments on Beaverbrook street: Finishing up (may be open for rental now)
* Apartments on Union street near the end of the bridge; on the river side the apartments are being sealed up. On the old Speedy Glass side, framing is still going up.
* Various apartment projects on Cliff street, in the Brookside area and Bishop/Hanwell area.
* New school off of Cliff street near Willie O'Ree/Leo Hayes
* More apartments and Townhouses in the Rainsford lane/ High point Ridge/ Morning Gate area (off the old TCH)

Known projects that should start soon
* Risteen project (Queen and Smythe): To be started this year, may need a variance from PAC.
* Playhouse 2.0 (Regent and King): To be started this year.
* Apartments on Dundonald, next to Greco: Project announced last year, may start soon.
* Apartments on Brunswick (Brunswick and Sunbury, next to McAdams): I believe this should start this year.
* 374-276 King (next to Robert Simmonds: Property sold last year. A mixed use building with 18 units was previously approved for it .
* 340 King (next to Victory): Apartments planned for there, the old building was taken down but no activity recently.
* TD Tower II (King and Westmoreland): Recently changed hands.
* Railyard project: ETA?
* NB Ex ground projects: ETA?
* Union and Cliff street (Next to Wolastoq Wharf): the brick building was torn down last year and the corner lot cleared. Someone mentioned St Mary's is looking at a hotel development there maybe?
* Phase 3 of the Clowater Legacy project on Main (end of the bridge). Phase 2 (Mixed use building) on Main is complete; Phase 3 will be a second apartment building on the river side of the property.
* Mixed use project on Clark street (next to New England Pizza) that should start soon.
* Old Gleaner building: The Hospice shop was moved out of there at the end of last year, with some project in the works but details are sparse/rumoured so far.
* Popeyes Restaurant on Hanwell: Not officially confirmed but pretty much a certainty.
* 582 units (10 year project for 8 townhouse rows and 9 apartment buildings) off of Serenity Lane (off of Hanwell/Bishop)
* Longhouse project on Union street (starting this Spring. https://www.awitgati.ca/ )
* New Correctional centre (off of Vanier Highway): Approved, not sure when construction starts
* New Mosque (announced not sure when they will start): Near Leons off of Allison Blvd
* Lemont building (next to the Lighthouse, downtown): I think the city has taken control of it and is looking for a developer to do something with it.
* 200 Smythe street: Apartments for there have recently been approved.

High profile spots to be developed
* Brunswick and Regent (behind the Justice building/NuPlayhouse): Earmarked for Commercial/Residential
* MacLean's Sports lot (Union and Cliff street): They're moving up to the old Northside Market space, freeing up a LARGE lot on a very high profile corner at the end of the bridge. With the plans for the lot on the other side of Cliff street that could make that corner look very different in 5-10 years.
* Old Ultramar Main Street: The building was torn down last fall, and the site seems prime for a commercial/residential project.
* Current Playhouse location: Still years away from being available, but its a major spot that should not be left fallow for long.
* Current Justice building: Years away from being available, but it's a building with history in the heart of downtown so something should be done with it.
* Brewbaker's building: Closed for almost a year now due to fire/electrical damage. Rumour says the building might be a write off. With the Justice building going up next to it, it's a spot that shouldn't be left empty for long.
* Old Isaac's Way (Carleton street): It's been a parking lot for 10+ years now since the building burned down so filling it in likely isn't happening any time soon sadly.
* Two Nations Crossing Smart Centre: The centre is prime to have the remaining pads filled in, especially with the growth on the north side, and the roundabout making access even easier.

I know I've missed/don't know of a lot of other projects so please chime in and I'll update this list as I can.

And it almost doesn't need to be said, but apartment construction on Brookside, Cliff Street and Bishop/Hanwell is pretty much a constant in the city now.

*Edit* Thanks for the additional information OliverD, FreddyGuy, Bishop2047 and FreddyPop

The framing for the new justice building previews just how dramatically that block is going to change once it and the Playhouse replacement are complete. The Brewbakers property is fairly small so it will be interesting to see what happens there.

374-376 King Street was sold nearly a year ago. Previous to that a mixed-use building with 18 apartments was approved for that site so perhaps that project will move forward this year too. Just down the street, 340 King is also slated to get an apartment building but I don't believe that has gone before PAC yet. The proponent shared renders on Twitter years ago now so who knows when/if that will happen.

I suspect that the Risteen property will require variances and it has not gone before PAC yet.

The micro apartments on Waterloo Row are occupied now but still require completion of the balconies. Next to it the Gorham building on Forest Hill is getting closer to completion (feel like this one is taking forever considering it is a fairly modest 32 unit). Up the street at 600-620 Forest Hill I believe framing of the five storey apartment building there is complete or nearly complete and they've began to install windows.

The apartments on Union Street just beside the bridge are nearing completion and I believe the building across the street (former Speedy Glass site) has begun construction. Not far away on Main Street, phase two of the Clowater Legacy project is complete (mixed use building fronting on Main) and the third phase is remaining towards the river.

There's a small apartment building under construction on Clark Street (I believe 12 units) and there is an approved mixed use project at the bottom of Clark adjacent to New England Pizza which will hopefully commence soon.

Have heard from a reliable source that Ross Ventures is looking to buy more land from the city on Two Nations Crossing. They previously bought the lot across from next to Willie O'Ree from the city and are building two large apartment buildings there. Speaking of which, lots of activity happening across the street from there with the new school, expansion of the Shannex, and the first of apartment of three has been completed on Cuffman.

Much development happening near Rainsford lane / High Point Ridge / Morning Gate. Three-story apt finishing up now off patience lane to round out that development (two four stories, one three).

Off High point ridge, Colpitts is putting the finishing touches on the third of four large, four-story buildings with a large wellness center. The fourth building is well underway also with framing on the fourth story underway now.

Additionally, on High Point, they also have three new single-family homes nearing completion, and a row of townhouses starting framing now (I think they are twelve units/row). I'd wager this area will continue to be one of the fastest growing in the city over the next 2-5 years.

With the TD II site sold, the corner of King underway for the playhouse/courthouse, and the York St lot spoken for, that is essentially the last of available land downtown.

It will be interesting to what happens now. I'd expect downtown property values will rise as developers may see it advantageous to buy up multiple properties, demo, and build large buildings. I'd guess the Simms Home Hardware lumber yard will suddenly be worth enough money for them to liquidate that piece of property. All that said, the next few years are going to be tough for the Heritage people, if they didn't like development before, they are really not going to like it now that the downtown infill is complete.

Also the 582 units (8 townhouse rows, and 9 apartment buildings) on/off of Serenity Lane. It is slated to start construction this spring and be a 10 year project.

There's also several multi phase projects that have started or are approved along Brookside Drive.

And the rezoning for multi residential along the extension of Neill Street and along Eco Terra.

Land has been cleared between the end of Reynolds Street and McLeod Hill Road. It's the majority of PID#01489269. The future path of Reynolds Street was cleared last year as well along with preparation for the extension of Attenborough Drive up to Reynolds. My understanding is that Hill Bros do not own that lot anymore. The path of future streets was laid out over 25 years ago but there may be actual activity on that soon. If the rest of that neighbourhood is built out it could lead to the proposed park between Reynolds and McKnight could finally be developed.

That property was sold last year for $3M.

There's also the proposed new residential developments on the extension of Attenborough to McKnight.

Taeolas, another one to add to your list is the proposed apartment building on the 200 block of Smythe that was recently approved.

Nice for Fredericton, wonder which unit? They are a first in NB and the PEI store manager said another New Brunswick location is coming, just not confirmed yet. I suspect probably Saint John is where they are looking at next.

Apparently the vacant lot at Westmorland and King was purchased by the developer of the Three Sisters in Moncton which certainly bodes well for whatever will be built there: https://threesistersmoncton.ca

The site's a bit tight for a 3 Sisters sized project, but it bodes well for something significant going there. A 10 story residential mixed-use would probably fit well there. (Not TOO much taller than TD Tower 1 but still bigger)

Wilbur should try and flip the King St site lol. If there's a place a 10+ storey high quality quick build is needed the most, it's there.

Can confirm property records show the land is now owned by Lafford.

Lafford has big plans for the moncton/sackville areas over the next few years. I guess they are not stopping there!
