Some financial detail regarding the Brivia Henson JV

"In brief, the Brivia Agreement provided that if Brivia waived its subject conditions, there would be a joint venture between Henson and Brivia for the development of the Nelson Lands in which Brivia would have a 54 percent interest and Henson a 46 percent interest. In order to acquire this interest, Brivia was to retire the existing mortgages on the Nelson Lands, totalling approximately $77 million"

Man, they are really trying to make this appear as standing tall alone, even when Butterfly is within spitting distance. It's going to be gorgeous tower and too bad the two will be detracting from each other.

The brochure mentions "tallest residential tower in Vancouver". Yeah.. not.

Well that is correct with the technicality that Shangri-La and Paradox are not strictly residential towers.

They're definitely not the first to use the distinction and certainly wont be the last. Technically they aren't even wrong.

Where I think they are wrong is that this building is technically about a foot shorter than the Butterfly isn't it?

Looks great in those. If the materials can hit this level of quality it will be a sharp building, especially when next to the white and black motif of butterfly.

These are the heights from the rezoning docs:

Butterfly: 586.92 ft
Curv: 585.5 ft


The elevation of the Curv site is about 10 ft higher than Butterfly, but either way the buildings will look almost identical in height.

Also, is this project really going to officially launch pre-sales this year? The launch has been "delayed" since October and the luxury pre-sale market has arguably only gotten worse since then...

Ugh. There should be some kind of rule where major towers in such close proximity shouldn't be identical height, and have a minimum-size step down based on nearby parks/greenspace (while allowing the same density). They have this level of arbitrariness with view cones, so why not have one for mitigating the "wall" effect.

Not looking forward to this and the Butterfly dominating the skyline in place of Shangri-la/Paradox... these are too soft-looking and belong in Miami

If it's built to the as listed specs, it'll use Angel Hair brushed aluminum panels, which is basically the same as what was used on 1245 Harwood.

The previous iterations featured double curvature metal cladding which would be even more dramatic when the sun hits it

Or are they going by geodesic height? Because the renderings always show it a tad higher than the Butterfly in the skyline.
