Well a very average condo (i.e. not a higher level unit so no central air, no gas appliances, and no killer view) in Evolve just sold for $1118/sq ft. Only 18 months ago, it would have been more in the range of $725/sq ft or so. Clearly buyers are shelling out more than would have been expected a short while ago so will be interesting to see if renters at some point follow suit.

Yes. Larger tower looks to be about 28 floors height now so only 4 to go then top out.

The hole seemed to take so long to dig that it felt like no progress at all happened. Then the dark times of Winter came along and I didn't see that development during daylight hours for ever, and now *BOOM* there's to giant buildings there!

Yeah I agree, the excavation felt like it took forever but the towers went up in a flash.

Idk the official term for it, but I really like the darker tinted glass/tiles (almost black?) on these towers, nice to see something that stands out a little bit from lighter coloured towers all around.

And yes, the darker spandrel panels do tend to stand out in a sea of light coloured panels and (excuse the pun),......seaform merryland panels.

That would involve city councils that don't just flatly approve every construction application without forethought or broader view. D'Corize across from it and Infinity at KGB and 100th both are egregious examples of prime spots with disengaging fronts. They practically define missed opportunity! Thankfully Georgetown and a few others are more cohesive and forward thinking.

Yea, the lack of pressure for additional CRUs is sorely disappointing. street level retail for at least 50% of the frontage should be the bare minimum with this level of density, this close to the skytrain.

It's a bit ridiculous how many of the TOD plans across the region are satisfied with simply being vertical suburbs to support Vancouver, rather than looking to add their own vibrancy/placemaking/destinations. A dozen 500 unit developments with a couple of CRUs each will never make a "downtown", as Surrey keeps claiming to want to do.

Those vertical strips add a lot of character to the towers.

Here's the evolution of the podium.
Originally all commercial on the east side of the site around Tower 2.
Then townhouses were added as a level of office was added above.
... and no renderings of the as-built, but even more townhouses added with yet another level of office space.

It looks like they just pencilled out the sq footage requirements on paper,
and when commercial office was added on top, they removed commercial retail from the street.
