With how busy the Creekside Rec centre is getting it might be a good idea to hold a portion of the lot for additional community spaces.

They did make one change, moving the curb back a bit to put the angled parking spaces in at the top left. (And the access to the western parking lot).

Someone on Google Reviews suggested parking next door in McDonald's for free.

That's the usual galcial till found in most areas. They came down to it quite soon after excavation started. This site was beyond the edge of the original False Creek.

BAUER Foundations Canada Inc. was contracted in 2019 by Norland Limited to construct a temporary secant pile wall for the Lot P residential high rise project in Vancouver, British Columbia.

BAUER utilized two BAUER BG28 rotary drill rigs to install the 196 x 880mm diameter filler piles and 98 x 880mm diameter structural piles up to an average depth of 13.6m. The pile lengths ranged from 9.6m to 15.7m and were em-bedded to a minimum of 2m into bedrock. The area beneath the toe of the secant piles as well as areas with shallow bedrock elevations were shotcreted to achieve cost and schedule savings for the Client.

The primary purpose of the secant pile wall was to provide adequate ground water cut-off so that excavation could proceed. The wall also acted as a reten-tion structure, preventing excessive soil movement that may have impacted nearby roads and an active railway line.

The soil conditions encountered were 5m of sand fill underlain by a 5m thick silt layer and a 1 to 2m thick till like material. A sandstone with some siltstone fragmented bedrock was reached between 7.6m and 13.7m below surface. The groundwater level was located at around 2.5m below grade.

Despite the unique challenges involved, the project was completed safely, within specifications, meeting quality targets and to the satisfaction of the Cli-ent.

It seemed like as they were excavating the Archetype site they ran into something they didn't expect on the western section of the site. They got down about 1-2m then filled it back in and had what I believe was a jet grouting machine come and work that section.

Could be the "sandstone with some siltstone fragmented bedrock was reached between 7.6m and 13.7m below surface" that are the shards in the pic. The look to be about 30ft/10m deep.

Thanks for the update, Gaviscon. Photo updates are what really liven up the forum.

Now that Archetype has planted a "flag in the ground" on the east side of Main I wonder which development will be next between the McDonalds and 5th Avenue.

A number of car orientated businesses there, Alpha Romeo, Kal Tire, Dan's Mechanical, Midas, Mr Lube, Craftsman Collision, Tireland, Grandcity Autobody.

If the Mr Lube goes where will we go to be up sold on car services??

Probably the SE corner or Main & 2nd, that had the most progressed proposal.

We could see something on the 3rd-4th block but building heights are limited to 20m. Port Living still seems to own the south half of the block (Napa & Tireland) where they had Main Street Arts 2 proposed. In 2021 someone bought the Craftsman Collision site on the north half of the block.

I believe the city owns everything between Industrial & Terminal Ave and Station & Main St plus the Midas site north of 1st so it's up to them to get the ball rolling there.

Cressey have no approved building for 1850 Main (at 2nd). Council chose not to move to a Public Hearing as no CAC was offered, with Cressey claiming that adding 2 FSR and changing from industrial to residential zoning didn't create any increased land value. The previous version with some of the rental units at below-market rents (as a CAC) was never enacted. It could move ahead if Cressey make a new offer, or can enact the first rezoning. Otherwise it's in limbo.

Port Living's site was for sale by Colliers in 2021 as a Court Ordered sale.

That's for the big sites - if it's just a basement of a house, apparently they'll just bury the excavator in concrete and write it off.

I heard back in the days of steam powered excavators they would be used as the building's boiler for heating once they got stuck down there. I think I read that in a book...
