The Basics: 12 floors 125 feet tall. 246 residential units.

Project Description(from developer): Overland Group is seeking to develop parcels 16063280280000 & 16063270010000 into a Type 1 twelve story multi-family residential building. The project is seeking Design Review to allow 125’ height exception and has already undergone two Pre-Submittal meetings, and had preliminary meetings with Public Utilities. Simultaneously, the project will be pursuing exception from Planned Development for rear setback and open space requirements.

The “OVERLAND on third” project will consist of a three-level parking garage (1 level below grade, 2 above) podium, an amenity plaza at level 3, and a rooftop amenity deck with pool, hot tub, and community garden. The project is currently targeting 250 units and consists of a diverse range of unit types (see figure 1 for unit type breakdown). The building will front 300 East with ground floor occupied program space to shield the garage from the sidewalk. Ground floor amenities include the tenant leasing office, lobby, mail room, and retail space. The fitness center overlooks the sidewalk at Level 2.

The exterior design of the building consists of a strong pedestrian presence, emphasized by a distinct two- story street-facing facade, and a separate residential tower atop. Although the second floor is primarily parking garage, the first floor design elements continue up to Level 2, in order to enhance the pedestrian experience, and give more prominence to the ground-floor program. An example of this is at the main entrance. To create a strong entry presence, the metal panel canopy that frames the entrance extends to level 3, and the storefront framing at Level 1 extends up into the parking garage level. Rather than clear glazing, like at level 1, the storefront will be infilled with solid panel, shielding the parking garage from street view. Ground floor retail with a fitness center above, creates a vibrant and transparent building corner.

The mass of the building is broken up vertically and horizontally, through plane changes, metal fin elements, and different material choices. The primary materials for the exterior will be concrete, brick, metal panel, fiber cement panel, and stucco. See elevations for material location.

I'm tired of block cubes. That seems to be the only development going up residential-wise. It's ugly, uniform and will be a blot on the skyline for years to come.

Ok but any housing is good housing right now. Just love that we are having more units and with at least one portion having ground floor retail. Multi-family with retail downtown will always be a win in my book. Looking forward to the project.

I'm not a person who believes in either/or. You can have good housing with attractive housing. This ain't it and we should stop pretending that there are only two options: no housing or any housing.

There absolutely can be a push to make these buildings a bit more unique and attractive. The city is turning into a mess of concrete with no character.

Ideally, we'd be replacing ugly with something attractive. This doesn't do that. It replaces an ugly building with a slightly less uglier building. No thank you.

Just found this concept, its on the lot where Brinshore is currently. Same developer as Moda Luxe. Shame it will never happen but cool rendering at least.

Design is unimaginative, but I do like the added density and housing. What’re your thoughts on these designs.

Speaking of higher standards, the Brinshores a discount version of this. Really like how the ground level brick contrasts the glass.

Unfortunate this didn't rise. Looks better and is taller. I hope we get some more highrise proposals this year but the market is slowing down and with the GSL issues I don't know why someone would move here. Unfortunately, I think we won't see new proposals like this for awhile

510 S 200 W Rezone

Does anyone have an idea what the owners have planned for 510 S 200 W? They are requesting a rezone from D-2 to D-1 at this upcoming planning commission meeting. It says they didn't submit any plans with the application.

I was thinking this may be the Red Lion redevelopment project, but that address makes me think it may be a different project.

No, that is 161 W 600 S

Thanks for posting this Blah_Amazing. I knew when I saw it this morning in my Reddit e-mails that you would most likely have posted it for us on the forum.

I don't so much have a problem with this particular style as long as they don't put too many of them together. Such as the case with many metro cores in the U.S. and some in Canada like Vancouver. Many large sectors of skylines, even in some of what used to be very attractive downtown views have been seriously compromised by the domination of the blocky repetitive protruding balcony styles of these towers when bunched together. If Salt Lake City will keep the style to one here and then at a distance in another district there, then we'll be okay. For example, I'm okay with Liberty Sky. However, if you were to place several more of that same style along State within throwing distance of each other I would be screaming at whatever commission/council approved it. Also, the location of this particular tower's style is a bit funky, and I would be surprised if it gets approved at that height given the height of everything immediately around it. Albeit it's not too far east of the downtown core, and admittedly I would like to see the core height extended a little further toward 300 east. That said if this tower remains the only one of its height along that block for several decades and at that design then I very much agree with Comrade, it's just going to stick out like a sore thumb. At least until a few of its ugly one and two-story '60s style neighbors are replaced (I cringe every time I see something along the line of those apartments next door to the east). Salt Lake needs more residential redevelopment in the styles of the 'Post District or Dixon, especially as you're moving toward the eastward direction.

17th Apartments is a proposed 179-unit apartment project located at 380 W 1700 S, Salt Lake City, UT 84115. The proposed building will be located on several consolidated parcels that equate to a 0.9-acre site. The building will have a mix of studio, 1-bedroom, and 2-bedroom units throughout the 7-story structure.

This design review application is to ask for a modification to the Maximum Height limit.
