The developer already has double approval for either a six or ten storey building. The rezoning is done. I don't think she has a legal leg to stand on (unless she claims insufficient notice or some such).

I thin all she can do is try to shame the developer into building a six storey building. She should be ignored.

She came by our place the other night with the petition. We politely declined but I imagine some signed simply out of 'doing a nice thing.' (We're nearly 10 streets away from Atlantic, by the way... hardly in a zone 'affected' by the development, but I imagine the whole Jones Lake area was canvassed.)

She is deparate. My mom is about 7 blocks away and it really does not affect her property but mom probably would sign a petition if asked. it is a shame that it appears that only one person/household is holding this development up.

Didn't the developer say that in order for the project to be financially viable it had to be 10 floors?

The crazy thing about all this is in PEI it happens all the time due to the Island Regulatory Appeals commission. Any single person can object to a proposal and the IRAC will hear it. This development is a good example of why NIMBYism is often outlandish. I could understand if this building was being built on Evergreen dr. or highlandview road, but it’s not. It’s at a major intersection at the entrance to downtown.

Perhaps the city could consider rezoning more areas on the edge of downtown. Currently everything south of Gordon and Queen street is zoned as central business district which has not height restrictions for new buildings. Most of the rest of downtown up to St. George is urban residential zone or secondary business district, which has a maximum height of 19m. The area around west street is urban dwelling zone and has a maximum of 11m.

I propose creating a new zoning district bound that would include the areas bound by Givan, Wellington, Pacific, Millennium, John, Mountain, University, and Wheeler, up to the edge of the current secondary zone. This new area would have max heights of 20 meters which would be a 6 storey residential building. The secondary zone from would expand north to Park, Archibald, Mountain/King to St George and be reworked to allow for buildings of 30 metres, or 10 storeys. The existing Central zone would be expanded from Gordon/Queen north to St. George. Perhaps these changes would entice new developers to build higher density in the downtown core, rather than on millennium or twin oaks. Moncton is the fastest growing city in the country, some changes will be needed if we want that growth to continue for a longer period of time.

I'm actually shocked how many people are against these new downtown apartment buildings. It seems anytime I bring up any new developments, the other people are angry that "the city is wasting money building all these apartments instead of helping the homeless". I shouldn't have to explain that the city MAKES money off these projects which are, in fact, BUILDING HOMES. I also had someone complaint to me yesterday that those Three Sister buildings took the place of a "much needed parking lot"...

Wait until the Ashford/Downing Street project gets revealed later this year, eliminating the parking lot behind Assumption Place. Peoples heads will explode!

I've seen multiple comments about how the developer should give up and build across the street instead (on someone else's land), that supply and demand are not connected, that the whole building should be affordable by law, and that this is a quiet and remote neighbourhood. Immensely stupid people. Builder should lobby City Hall to go to 15 storeys minimum.

This appeared in the PEI project thread a while ago. I would hate to see this occur in Moncton.
It's been years since a tower crane was sighted in the downtown core in Charlottetown and I doubt there will be for the next 25 years. The block against development due to the Lot 500 zoning bylaws is crushing development and density in the downtown. I doubt we'll have any in the coming years ....(I edited the comment slightly to delete a comment on local politicians)

Why would you hate to see this in Moncton. I’m proposing expanding the zoning of the downtown district to allow for more height across more areas of downtown. Currently you can only build higher than 6 storeys south of Gordon and Queen. I’m proposing expanding that up to Saint George. Currently most areas north of St. George you can only build 11 meters. I’m proposing 20 or 30 meters depending on the specific area. The area around the new development would increase from 11 meters to 20 meters under my proposal. I don’t see how this is a bad thing.

What I meant was the NIMBY people like the tomato lady gain traction and nothing gets accomplished. If Tomato lady stops tjis buiilding others may follow.Charlottetown has had devekopments appealed over/over. I would hate to seee that occur over home. It hurst business/drives developers away.

Ahh gotcha. Yeah it’s ridiculous what island developers have to deal with. If I was Tim Banks I probably would have been perusing developments in places like Moncton and Halifax years ago. Charlottetown development basically stopped about 10 years ago after the construction of the Holman Grand hotel finished. Everything else since then has been outside of the downtown core. Moncton has development in the suburbs but has the largest growth in their downtown in relation to the rest of its city out of any city in the country.

Even Dieppe and Riverview are seeing a lot of development, with a lot more coming in the future. And downtown Moncton will be a different looking place 5 years from now.

All I know is that the proponents of 1333 Main had better make up their mind regarding 10 storeys vs 6 ASAP. The forces of darkness are marshalling against them quickly, and any sign of weakness on their behalf is only providing succour and encouragement to the tomato lady and her ilk (most notably Lori Barnes who seems particularly determined).

They need to make their decision on final building size within the next 7-10 days or else all hell will break loose.

I was speaking with my daughter and husband who live near jones lake. Recently they had a lady come to their door carrying a petition against the construction of a 10 story building on Main Street. They told her they were not familiar with the project but were interested in hearing about it.She told them there were plans to build a ten story apartment complex for government assisted low rentals My daughter being the caring person she is would not sign. The lady got a little upset and let them know the increased traffic and crime rate should be of concern to everyone in the area. There was no mention of tomato plants or shadow casting.

See there LIES the problem, she is misleading people by saying it’s for government assisted low income rentals. There is a small percentage to be built that would be affordable housing. The thing is that they won’t even really be that affordable. It makes me mad that she’s going around lying to people to make them sign the petition, is that not illegal?

Secondly this project would have 0 affect on people who live 2 blocks or more away. Truthfully it has zero affect on her outside of her Tomatoes.

I hope the developer realizes that he has overwhelming support for a 10 floor building from the majority of Moncton citizens. Anything smaller would be very disappointing.
