It's going understated how important it is that that Domain Central building will have 2 restaurants in the ground floor. The whole East side of the Domain is a desert for restaurant/retail options and this will be right in the middle of it.

The Domain area will probably be a San Antonio/Fort Worth sized skyline in a decade.

Given the TOD-Gateway and TOD-Midway Zone entitlement modifications were impacted by the CMUGateway Zone increases, Staff analyzed proportional increases to the CMU-Gateway and how those
modifications affected other subdistricts. With the CMU-Gateway modifications, there was a 50% increase in
maximum FAR and a 36% increase in building height when using a development bonus. Therefore, without
a development economic study, Staff followed the Council policy direction and used the proportional increase
to CMU-Gateway to arrive at the FAR and building height increases as described above. There are no
overlays that would prevent increases to entitlements and neither subdistrict is subject to LDC Article 10 -
Compatibility Standards.
The increases are up for the next council meeting (item 46).

Looks like the proposal was improved even more at the planning commission. Seems the new proposal is to erase the distinction between the two TOD zones, and now both of them would be allowed 12:1 FAR and 491 feet.

This would be more than a doubling of the height limit of the former TOD-Midway (including the paused Arena Tower block).

Yeah, I'm thinking they might want to consider some redesigns in that project.

IBM Austin expected move to new hub by 2027

https://communityimpact.com/austin/n...ew-hub-by-2027

Quote:
A new IBM campus is coming to Austin, and the company expects to move its Austin employees to it by 2027.

“This is an opportunity to create a modern new experience for Austin-based IBMers, and we’re excited about being able to continue to showcase our creativity and innovation,” said Dexter Henderson, vice president of power commercial business for IBM in Austin. “Our vision with this new experience is to bring all our Austin employees together in a space that is flexible enough to meet the needs of the day.”

Anyone know any additional details?

I have no details, but I hope they lease a highrise building near the Domain. A 400'+ Stadium Tower (IBM Tower?) next to Q2 would be awesome in my opinion. Plus it'd be right next to the new Red Line Station at Q2.

A new building in that area certainly be the best for current employees (many of whom are probably living closer by based on the current location). Though companies frequently don't take that into account.

The previous story did mention

"IBM will strongly consider moving elsewhere in The Domain, Henderson said."

The community impact story is kind of annoying as it doesn't link the press release it's referencing (and what it links to doesn't mention Austin at all).

Listed as approved. I wasn’t watching the meeting, so I don’t know if there were any amendments

Looks like the 491' height limit was approved, by the City Council, on Thursday. With a density bonus, this height may be achieved within the TOD district of the North Burnet/Gateway planning area.

Oof. I think this is the worst design yet at the domain. Bulky and awkward.

From Parmer Lane the Uptown/Broadmore buildings are really starting to make an impact on the skyline of the area. Still cant see them much from 183 or Mopac yet though.

Anyone gotta link to the site plan where the files are? I don't remember what the address for this was, or if we even heard about it.

Just in time for the start of a new MLS season, so they will probably have to wait almost a year to actually break ground. Thanks City of Austin!

it'll be a race to see which finishes first: verde square or arena tower

The site plans are the first we've actually seen the of the buildings, so far as I can tell. No renderings have hit the street yet.
