Reminds me of the unbuilt Canyon Ranch Living tower in Chicago.

This and it’s “sister” (414 Light Street) were designed by Chicago’s Solomon Cordwell Buenz architecture firm so probably not a coincidence

I do hope this building does hit the 600' mark.
Plus, esthetically, this tower is very pleasing to the north/south skyline angle.

I'd love it to be a 600 footer for sure.
Where did you hear this rumor? I mean, it does look tall enough, but it would just be nice to see some solid stats on this beautiful proposal.
Thanks.
And, thanks for posting this!

Would this be a new tallest for Baltimore?

Wow, this would rewrite the script for the Baltimore skyline!

With it's current tallest building only at 528' tall, the skyline really needs this one.

Developer whispers on SkyscraperCity forum.

As rendered it’s pretty much there considering 414 Light Street is ~508’ per FAA.

It would definitely give it extra oomph for sure. Considering 300 E. Pratt Street is slated for a ~500’ building as well as Harbor Point, the skyline is definitely in growth mode

Well, that all sounds great.
I, too, can't wait until exact stats and construction timeline is released.
Thanks.

Now that the observation deck near the top of the Blatimore World Trade Center is closing in May, this building should have an observation deck on the top floor since Baltimore will no longer have an observation deck with sky high views

I'd agree with you. Don't think it's in their plans though. Kind of out of the way for tourists and all. Maybe a nice restaurant at the top? Who knows? If it's built out as high or tall as it's supposed to be. This tower should soar to the 600 ft. Mark. We'll see.

Just because this building is going to be residential does not necessarily mean an observation deck open to the public on the top floor has to be percluded. The Eureka Tower in Melbourne, Victoria, Australia, the Q1 in Gold Coast, Victoria, Australia, the Palm Tower in Dubai, and the Sapphire Tower in Istanbul have observation decks open to the public on their top floors despite being itherwise residential. The same will be seen with the Karlatornet in Gothenburg, Sweden soon. Therefore, an observation deck open to the public should certainly be included on the top floor of 401 S. Charles Street.

Again, I'm on board with the developer doing this. All I'm saying, when it comes to Baltimore and it's developers, just don't expect them to include this. They are basic in design, height and functionality. The nice designed towers of proposals of the past have never come to fruition. Believe me. I've been a huge supporter of Baltimore building excellence. It just doesn't happen much in Baltimore. It's not an attractive thing for big spenders and big name developers. Baltimore gets the next best design and a usually garrentteed height decrease for every "first exciting" proposal. I mean, I'm really doubting that 401 S. Charles is built as is rendered now. I see it actually being reduced in scale and design. I HOPE I'M WRONG.
