The support columns for the next floor (above podium level) have been being put in place the last few days. So that should be enough confirmation that they are full scale ahead on construction of the second tower.

I just drove by there today. I concur. It does appear that they are proceeding directly towards construction on the second sister. If they keep this up, the entire three sister complex might actually be complete by the end of 2025.

Three Sisters Developer Preps Former Co-op Auto Center For Downtown HQ

Quote:
"While a new apartment complex is on the horizon for property near John Lafford’s Three Sisters Along the River, the former home of the Workers Co-op Auto Centre he bought in 2022 is being refitted as a headquarters and staging area for the pivotal downtown apartment development he’s already working on.

“That site has been put to use. We’re doing some work in that building right now. We’re doing some refurbishing of forms and prefabrication,” said Lafford, referring to 1 Foundry Street, a property that was once home of the Northumberland Cooperative Diary Distribution Centre.

Lafford told Huddle the location is perfect for a head office because it has access to all the necessary forms and equipment with a central location.

Lafford, the owner of Lafford Properties and J.N. Lafford Realty Inc., bought the property in the fall of 2022.

The one-acre lot sits a stone’s throw from the Petitcodiac River. In September, Lafford said there were no immediate plans for it but he is planning to eventually bring another residential development to the land – one similar in scale to the Three Sisters.

“For the next couple of years, we’re going to use that as a kind of overflow and workspace for the Three Sisters,” Lafford said.

Progress is going as planned on the Three Sisters, he noted. He added that the roof on the first tower is now complete.

“That was one of our goals by Christmas, so that’s been accomplished,” Lafford said. He noted that he plans to have tenants moving into Tower 1 by September 2023.

The Three Sisters is 450-apartment development at 20 Record Street that will feature three towers. Units in each tower will vary from 700 to 3,000 square feet and rent will range from $1,250 to $2,000 per month.

Lafford bought the property where two of the three planned towers are under construction from Slate Office REIT in 2020. In 2019, the same land was considered for a potential parking lot for the nearby Blue Cross Centre. That bid was ultimately kyboshed by Moncton’s city council with a majority vote against it.

Lafford said contractors are about to finish work on the fourth floor and begin building the fifth in Tower Two – progress that has been steady since September 2022 when construction on it began.

Lafford, who has between 60 and 80 people on-site on any given day, said that part of the reason things are progressing so well is that it’s become a little easier to hire over the last year.

“We’ve seen a little pressure easing off but we’ve had a pretty good labour force right from the beginning,” he said.

Along with labour issues being minimal, Lafford said there has been significant interest from potential renters on both towers.

While things are still in early stages on the second tower, Lafford said he hopes to start signing people up early this year.

“It’s still a little early but we’re going to go ahead and try,” he said.

Leasing for Tower One’s 150 units began last summer, a little shy of the one-year anniversary from when he broke ground for Tower One in July 2021.

Lafford launched work on the Three Sisters shortly after wrapping up the construction of Birch Meadows, a $30-million apartment complex in Lewisville."

Main takeaways from the article:

- Further confirmation that the 1 Foundry project will be "similar in scale" to the Three Sisters. Workers at the Three Sisters have previously said that the 1 Foundry building will be 20 storeys. I think we have just been assured the new building will be at least 15 storeys (if not 20).
- Confirmation that work on the Second Sister is well underway, with work on the fifth floor imminent.

I like the name "One Foundry." I think they should keep it when they start construction in 2-3 years time.

It's also interesting that he said it's been easier to hire workers over the last year. With labour issues minimal, it's easy to see why they've made excellent progress so far.

I had heard on 2 separate occasions that the first tower was fully leased. Just a rumour, but the fact that they'll be signing people early in the new year for the second tower tells me that these units are going like hot cakes.

This is a high quality multiyear construction project, and, if they keep the same crew for One Foundry (which I'm sure they would since this is essentially an extension of the Three Sisters project), then this is continually assured employment for the whole period from 2022-2028. An assured job for seven years straight is a dream come true for a tradesperson in greater Moncton.

Personal communication from a highly reliable source:

The First Sister will be ready for occupancy by September of this year. By the time this happens, the Second Sister will already be topped off, and the tower crane will have been moved to allow construction of the Third Sister.

The rapidity of construction of this massive project is staggering, certainly much quicker than other smaller construction sites around the city.

It actually makes sense to have the Second Sister topped off and the crane moved by September. The recessed courtyard and traffic turnaround in front of the complex will have to be clear in order to make the building fully functional. This means a paved driveway and completed landscaping too.

I've seen Facebook adds to confirm this.

A bit confused.

There is a major power station on the SE corner of the property. Will it be moved?

I can't see anyone being interested in buying a unit in the 3rd sister facing south overlooking the Petitcodiac River with a major power station within spitting distance of their balcony.

Doesn't make sense?1?

It will be well below almost every residential unit. It's not major, it's just a substation. The view of an ocean of parking to the east, northeast, and northwest hasn't deterred unit movement in the first tower.

At some point it will move but it's not a priority for Moncton. Moving substations is annoying, complicated, and expensive, especially if nothing's wrong with them or they're at no risk. Saint John has two uptown, one sitting basically at sea level, and we're only consolidating them and moving them inland because of federal 'climate pork'.

The Three Sisters is apparently planning on offering concierge service to its residents.

Now working on floor six of tower two.

The Second Sister should be making it's presence felt on the skyline with the next two months. I expect about two floors per month.

Drove by today and you can really see the progress on the 2nd tower. When the Three Sisters is completed, Lafford will be starting a rumored 20 floor building on his property just across Assomption Blvd.

These projects will completely change this neighbourhood, and by the time he's finished Ashford should have added some significant buildings on their land as well. The next few years should be exciting.

Thanks for the photos. They're great as always.

I have chosen to screen cap two of the photos and added them to my Flickr account so that I can embed them in this post. I hope this is acceptable to you. I won't post them anywhere else aside from SSP.
