BANC is proposing to add residential uses to the new phase of Bayer's Lake. There isn't a concept map but it states up to fourteen buildings of 6-10 floors for a total of 2'000 units. This would be built between the outpatient facility and BCBM Park.

This is an interesting read.... how recent is this? I have heard rumours that part of the development of the area will be a new Costco, starting this fall, with a completion date of one year. If this is true, the roadways will have to be updated substantially leading up to this new area. Is there any mention of straightening Lacewood Drive at the curved connection to Chain Lake Drive, extending Lacewood up behind Kent, making this a true intersection. I know that would require a lot of work, but to me it seems the best approach into that area from that end and it would also open up any residential development to the north of the new site parallel to the 102.

Was up in Bayer's Lake for the first time in years the other day (I now live out of province). I know these sites have to go somewhere, but they made just about every piss poor design choice they could have up there. I've seen a lot of these power centers while living in the US, but BL really takes the cake.

A construction permit has been issued for 54 JULIUS BLVD for a car dealership. This is the new street that runs behind Burger King into the new phase. The other new street is DUGGER MCNEIL DRIVE.

I also just stumbled on this:

It appears the new part of Bayer's lake won't be an extension of the existing part, or lure current tenants.

Looks this will be way at the end of Susie Lake Crescent across from the new hospital. It still leaves plenty of room for more retail/industrial.

There was talk earlier of a "new model" Costco planned for Bayers Lake. Anyone got the skinny on that?

I read a new Costco was going to be built as they didn't have room for a gas bar, but then I heard they were putting a gas bar
in at the present site.... I can't see that happening on the present site.... I hope it will be in the new area and with the gas bar.... but the road system has to be improved, hopefully with an extension of Lacewood up to the north of Kent, linking up the new area.

Building permit issued for 300 SUSIE LAKE CRESCENT for a new $4.36M Volvo Dealership. This is a massive lot that stretches from the outpatient centre to Hobsons Lake Drive.

If this is just the start of car dealerships in Bayer's Lake. I had heard some time ago that there was a proposal for a Retail Car Mart there.... having said that now if that does happen, maybe Kempt Rd. can be redeveloped! I had heard that Kempt Rd. was zoned for High Density Residential.... That would be amazing if this were to happen... I wonder how much high density.... are there any height limitations here? Hopefully, there are no Citadel Hill View Plane restrictions in this area.... I can see the street widened and many people living there! Let's hope. The Bayers Lake area is much better suited for business/industrial than Kempt Rd.

There has been a car dealership in BL for close to 20 years, the Chrysler dealership across the street from the new Tower Hotel. It is a compromised location for many customers who live in areas where it is difficult to reach BL, though obviously it is a good location for those who live in the western suburbs or in certain areas of the peninsula.

I find it difficult to imagine why Volvo alone would need such a large location. However they are in a compromised situation at present in an older building without much lot space. Steele built the new Audi dealership a few years ago and they have been wanting to upgrade their Jaguar/Land Rover/Porsche/Volvo franchise experiences for some time.

Your comment that BL is much better suited for business uses than Kempt or wherever really makes me question the basis for such a statement given how horrible BL is to get to and then get around in.

I would love to see land within the city built upon for residential rather that sprawling car lots... I have hope that eventually BL will be more accessible.
