Fredricton seems extremely High vs both SJ and Moncton comparatively don’t you think? Considering the size and population?

SJ's tax base is suppressed because its industrial properties aren't taxed accordingly, IIRC. Someone can correct me if i'm misremembering.

I believe Fredericton & Moncton have had higher residential building permits over this time span. There was a period of time when SJ was losing population.

But SJ is bouncing back nicely, which is good to see.

I'd love to see the full list... to see what cities/towns/burbs could be lumped. Moncton + Dieppe is bonkers.

GNB did at one point publish a full list for every municipality. I'm not sure if they still do but last I checked they were available on their site. Tax base, expenditures, etc.

I believe many have been 'lumped' together anyway in the changing of municipal boundaries and units.

I don't know what accounts for the difference in tax bases between Moncton and Fredericton per capita. My guess would be under-valuing industrial development though.

I like this one because you can clearly see the footprint of the Second Sister.

I like the fact that you can see the Petitcodiac River getting wider and wider, whcih is a good thing.

Building permit value - 2022:

Moncton - $366M
Dieppe - $119M
Riverview - $34M

The total for the entire conurbation (POPCTR) is therefore $519M

That's over a half billion dollars in new building permits last year! Absolutely a new record.

And this will be blown out of the water again over the next few years.

Moncton city council will formally vote on annexing Berry Mills south of the TCH during the council meeting this evening.



This annexation will give the city 10 sq km of new land, an additional 650 residents and will expand the tax base by $115.9M

Just for clarity because the story was a bit muddled, the annexation happened Jan. 1 automatically as part of provincial local governance reforms. What the city is doing is updating its zoning bylaw and municipal plan to include the area.

the first 10 or so photos are of the riverfront and tidal bore, but keep watching. It gets more interesting as it goes along.

Thanks for sharing. Every time I see the beautiful ICR General Offices building I get sad. Whoever decided to tear down that grand old building should have been fired.

Interesting. I can't believe I didn't realise that the churches on Church st once had tall steeples. I suppose it makes sense that they did. Were they damaged by something like the CNR shops fire, or just fell into disrepair and weren't replaced?

I know what it is, but, just like the moderator on Retail Talk & Share, I have been sworn to secrecy as the proponent wants to make his own announcement.

The announcement should be public in the next 3-4 weeks. It is not for any sort of a huge building, so everyone can relax about that, but it does concern a significant new addition to the downtown core which will change the character of the neighbourhood. That's about as much as I am willing to say right now.
