Construction Underway At 4415 Chestnut Street In Spruce Hill

A recent site visit by Philadelphia YIMBY has noted significant construction progress at a five-story, 40-unit mixed-use building at 4415 Chestnut Street in Spruce Hill, West Philadelphia. Designed by Wulff Architects and developed by Orens Brothers Real Estate, the building will include retail space as well as features such as elevator service, a green roof, full sprinkling, and 14 bicycle spaces. Permits list Orens Development Inc. as the owner and Orens Brothers Inc. as the general contractor. Construction is expected to cost $5.5 million. The structure will be a part of a two-building complex that extends through the block to Ludlow Street to the north, which will total 70 units.

A recent site visit by Philly YIMBY has noted that construction has risen above the street level at a seven-story, 128-unit mixed-use development at 4240 Chestnut Street in Spruce Hill, West Philadelphia. Designed by DAS Architects, the structure is located on the south side of the block between South 42nd and South 43rd streets. The development will span 141,928 square feet, of which nearly 40,000 square feet will be used as office. Apartment sizes will likely average at just below 800 square feet each. Permits list Intercultural Family Services as the owner, Morris Clarke as the design professional, and HC Pody Company as the contractor. Construction costs are specified at $15.3 million.

A recent site visit by Philly YIMBY has noted that construction has topped out at a 327-unit multi-family development at 4519 Chestnut Street in Spruce Hill, West Philadelphia. Designed by SITIO Architecture + Urbanism, the building is projected to rise six stories tall and span 223,848 square feet. Project features include parking for 92 cars and 154 bicycles.

Permits Issued For 7101 Woodland Avenue In Elmwood Park

Permits have been issued for the construction of a four-story, 22-unit mixed-use building at 7101 Woodland Avenue in Elmwood Park, Southwest Philadelphia. The development is proposed on the western corner of the intersection of Woodland Avenue and South 71st Street. Designed by Mass Architecture Studio, the building will span 34,285 square feet, of which around 14,200 square feet will be used for business and medical office space. Project features will include a green roof, as well as parking for nine cars and ten bicycles. Permits list Andrew Ferguson as the contractor and indicate a construction cost of $3.5 million.

Permits have been issued for the construction of The Emerald, a four-story, 14-unit mixed-use building proposed at 2214 North Front Street in Norris Square. The development is situated on the west side of the block between West Susquehanna Avenue and West Dauphin Street, half a block to the south of the York-Dauphin Station on the Market-Frankford Line. Designed by Ambit Architecture, the structure will span 15,122 square feet, of which around 2,000 square feet will be allocated for ground floor commercial space, a green roof, and parking for five bicycles. Permits list Baltimore Select Properties (doing business as Select Redevelopment) as the contractor and specify a construction cost of $1.8 million.

Construction Tops Out At Penn Presbyterian Medical Center Garage In University City

Philly YIMBY’s recent site visit has observed that construction has topped out at a nine-story parking garage for the Penn Presbyterian Medical Center at 3800 Powelton Avenue in University City, West Philadelphia. Designed and engineered by Pennoni and THA Consulting, the massive structure will span 481,702 square feet and offer parking for 1,483 cars and 129 bicycles, as well as ground-level commercial space. Permits list HSC Builders & Construction as the contractor and a construction cost of $46.4 million.

This is unpopular but I will trade for some garages to get rid of street parking and add in bike/bus lanes in the busiest sections of the city

Sorry about that. But I think you meant that anything 12 floors and over, as opposed to "[a]nything over 12 floors goes into the Highrise Development Thread if there is no thread for that project yet." I'm going to blame that ambiguity for my confusion.

This is a top-notch project! Who could've predicted that such a project would eventually be proposed at 3rd and Huntingdon five years ago, let alone a decade ago?! The development wave is also getting very close to Lehigh. Once some ground-up mixed-use development gets going on West Lehigh, it will be a game changer for the neighborhoods east of Broad.

I also love 3900 Main Street, and I think that the second iteration of 6174 Ridge Avenue looks much better than the 1st. Meanwhile, 2301 Walnut is a huge disappointment and the proposed storage facility is wildly out of place for 32nd and Jefferson.

I had the same thought. It’s kind of odd. My first thought was that it has to do with exhaust requirements but on second thought that doesn’t really make sense. Maybe it’s to provide more light coming into the garage. There must be a reason.

I actually thought about it a couple of times. I think it would be a better compromise if the city offered to build garages with the first commercial floor in places where there is high demand for parking, which would make it easier to replace street parking with bike/bus lanes or garbage containers.

I get the impression that many of the Puerto Ricans from West Kensington are moving up to Juniata Park.

I thought this is a bit interesting to share.

There is a UK newspaper promoting Philly as a travel destination.

If we make more trails in Fairmount park along with reducing car lanes, finish constructing FDR park, finish construction multiple museums, rebuild the parkway with less cars along with possibly capping 676 we could be one of the best park cities in the country and rival other cities with museums.

I mean, it's promoted content by PHL and British Airways it appears. Still nice to see. I don't know why Eastern State Penitentiary is so prominently featured as a cultural destination. Weird.
