Anyone else wonder about that point load column on silty-sandy soil?
Maybe there's an underground parkade and a big transfer slab at grade to spread out the load?

Someone said they use raft slabs that can be 12 feet thick in Richmond so it's probably not an issue.

Agreed. But I'm happy to see a solid office building going in right beside the station. Richmond is never going to achieve an office-dominated CBD, but credit where it's due: they're consistently attracting moderate purpose-built office buildings along No. 3 Road.

Wow really surprised that they will be building 2 levels below grade parkade. Especially when its backs on to a dyke. This is going to be a $$$$ parkade.

Airport has control of the air rights and 13 or 14 floors is max. So you end up with a table top city and a very uniform look as it costs to much not to utilize the floor space

Marpole is closer to the north runway than Brighouse is to the south runway, but is allowed to build higher and on higher ground

Most of the air traffic is relegated to the south runway to impact the least number of homes, but arguably more homes are closer to the south runway now? Or are they just favoring the rich westsiders in Vancouver?

i would take a look at this article. it has some good maps from NAV Canada on YVR approaches, etc. it shows their proposed changes, and the historical tracks

YVR Zoning Regulations only limit heights in a small section of Richmond, roughly between Cambie & Lansdowne and west of Sexsmith/Kwantlen.

I'm not sure that's true. That area is subject to lower potential heights because YVR want to protect possible future expansion. It was reported in detail in 2019.

In the whole of Richmond City Centre the height limit is 47m above sea level. That's set by Transport Canada. Richmond has wanted to increase possible heights around City Hall since at least 2005, and there's a statement to that effect in their OCP, but only YVR can request a Transport Canada alteration to the current 47m limit, and they haven't requested any change.
