That looks like they were on the 28th floor so Azure should be topped out soon.

Burnaby and Ledingham McAllister seem to be very quiet about this 3rd tower. When have you ever seen a developer not pre-sell their developments? And I can't find any city reading, proposals or approvals for a 47 story tower at Southgate. Why the secrecy? Is there concern about negative publicity from the residential neighborhood that surrounds the development? Something is up.

Secrecy? It doesn't take much of a search to find info on the development - including the master plan, which anyone living next door to this should have seen well before now. If there were concerns about an angry mob with torches and pitchforks ... well they're a little late as that master plan should have set them off more than any of the individual towers. Also Covid is still a thing and it's slowed down a lot of developments coming up for sale.

Construction before selling does happen, I wouldn't read into that as anything nefarious. I believe that tower is Rez #16-08

I wouldn't be so sure about that. I knew, only because I stumbled across info about it online many years ago but Burnaby was not very forthcoming to the residence on the other side of 10th. With the development being on the Burnaby/New West border, there was no public consultation or info provided to the New West residence. In fact, asking around many people in the early stages thought it was just part of the ice rinks.

Having worked for Intrawest and other companies in that industry, it just seems curious to me that there's no presale.

Covid didn't slow the presale of the other 2 towers and people don't have pitchforks these days, so probably not a concern.

New West residents have no say on what gets built there and Burnaby has no reason to consult them. The master plan for the area was approved in 2014 so there has been so need for consultation in general for the individual rezonings.

Ah yes, that's what I was looking for. I found the second reading, so I knew it was a 46 story tower but couldn't find the approval.

Not that I know 100%, but my own observations are that pretty much all developments these days use the presale model, so when they don't it's a bit curious as to why. It just seems like a no brainer. It's an easy way to get cash to finance your project. Unless it's a rental building?

Exactly. Burnaby doesn't have to consult with Coquitlam residents for the Lougheed development, and Coquitlam doesn't have to consult with Burnaby residents for developments on their side of North Road.

I would be very surprised if Island 6 (called Icon previously) ends up being rental. From the project renders it will be the most architecturally significant tower of the entire project.

That was true in earlier versions of the project, but Ovation (Rez #21-01) is now a 50 storey tower.

I'm not sure the name has changed from Icon. LedMac still have a website, with 'coming soon'. Island 6 is the name of the parcel it sits on.

Got it. I haven't seen any published designs for either building yet - only early renders of the whole scheme (which has obviously changed with the additional density they've added).

Just noticed that an application was submitted last month for the next phase. Two towers with podiums and two low rises. My guess is that would be plots C1-C4

The emerald government has been financing full rental buildings. Bosa and Wesgroup already have signed development deals could ledingham also be building one. I heard there was plan for 4 ish projects.
