Telegraph Square

Picaroons across the street

Opposite corner

Turned out fine

Wentworth/Gothic Arches

Couple notes:
  • The tall windows on Telegraph look like sliding doors without balconies.
  • Wentworth should have been built to the sidewalk, or at the very least the sidewalk should be extended to the build. Grass on property line isn't a good use of space and gives off more of a suburban vibe than it otherwise needs to.
  • Irving HQ looks great from the East on Princess. The glass wall in particular is nice.
  • Sometimes I forget just how many vacant parcels there are once you get further south than Duke. A lot of potential for a lot of infill. Lower South could have thousands more residents with the right kind of densification and infilling.

A new shuttle business has been announced for the tiny garage on Charlotte within the proposed area of the 120 unit development. Unless there is a set agreement on when the lease ends and it be in a couple of months this isn’t a good sign for this development.

Dumpster outside of 191 Queen Street.

From the outside the building looks in horrendous condition as are a number of buildings on this block between Wentworth. That being said, a combination of the architecture and the trees give this very narrow street huge potential. Hopefully more to come.

Thanks, there goes my pseudo-anonymity lol. 208 and 212 Waterloo is where we're building. Like the article says, hoping to have

We are specifically avoiding 'could-be-anywhere' modern design (so no square windows, Atlantic-style paneling, weird protrusions, etc) and will be doing something that looks like a Saint John building, at least from the street. A good part of the building will have no setback.

Congratulations Adam. This will certainly help with density and bringing more foot traffic to that part of Waterloo. Very much needed.

I've been told by a member of Council that development at the top of King will start this spring with a "scaled back" version. That's all I know - anyone hear anything more?

Nothing but silence from my perspective. The stascan numbers are probably giving a big boost of confidence for developers so Percy probably wants to jump in on the action as soon as possible.

Yes, probably. I understand that all other "high end" residential developments are completely full so if he focuses on residential as opposed to having commercial/office space he should be fine. That is a premier location and will drive density and other development in the core.

The office component was a big stretch from the beginning. Yes, it would've been great if he could've secured a big tenant but our office vacancy rate is higher than 20%. The last update we had was that he was scaling down the commercial component and reconfiguring it to more residential. I hope the overall size doesn't fall below 10 storeys.

Agree! I would hope for a minimum of 12 stories high. Especially given it being on the top of King would really catch the eye coming into Saint John from both ends of the highway.

It should use the "can you see it from the Milledgeville superstore parking lot" status. I can see the top of the scotia/bell tower. I'd like to see another!

12- storeys is the original number so I guess it depends on how the councillor defines “scaled back”. Is it scaled back in size? or is it scaled back in variety? If it’s size than we won’t be seeing a 12 storey.

Typically builders want to maximize number of units on a foot print. When you work the math making it smaller doesn’t always make financial sense. Maybe banks will only lend him so much so he’d be limited in scale. Who knows all speculation.

There was an article in the paper just back in October saying that he was having drawings made up in which two of the floors of offices would be eliminated. Those two floors would now used for more apartment units. I think what they mean by scaled back is the aspect of no office space. I guess we wait and see!!

It's the waiting that kills especially looking at a quite awful looking cavern in the middle of the city lol.

Interesting announcement today...

Lycee Internationale will be opening an international French school in Market Square (in the space of the former NB Museum). It's my understanding 450 students and 96 faculty will be relocating here initially but the new school will be able to accommodate several hundred more students.

Yet again another project that should entice developers to get going on their projects.

Fantastic news - density and 100's of "customers" for Uptown businesses.

This is amazing news! Great use for the former Museum space. Wayne Long said that 900 students and faculty is expected. This will be a good boost for the business uptown and I hope will spur more new development.
