That looks like the shortest 370' building I've seen. Maybe a rendering will look taller, or horizontal striping, or vertical stripping? I can never remember.

It's time for the Domain to start differentiating its design approach. Even in black and white, this thing screams blue glass box . . . which will go along with all the other blue glass blocks at the Domain.

Item 75 at the next city council meeting is potentially increasing the height/FAR of TOD zones in North Burnet/Gateway.


Technically it's setting the date in January for a hearing, but it's a step in the process.

I hope some of the new eTOD zones around Project Connect get similar height and reduced compatibility too.

360 not going all the way to Lamar is not the best choice.

I assume you mean Burnet? It is still possible to get to Burnet through the grid, but I don't blame them for not wanting to introduce a thoroughfare right through the middle of their campus.

^ I concur. I also think having a stoplight there gives ingress/egress options for folks to the campus, which would remove some volume from Burnet and Braker.

All said, this is an amazing plan - and I'm sure it will be tweaked a time or ten before anything happens.


Edit: I also just noticed the development slated for Braker on the west side of Mopac (by Stonelake Blvd). That in and of itself would be a game changer.

It really is so incredibly exciting to see Domain expand.... beyond the Domain. In 10 years I wouldn't be surprised if Uptown feels and looks mostly like Downtown circa 2008. Now hurry up and build a damn 400 footer!!

Someone has a head on their shoulders. Staff is proposing increasing TOD zones (with TOD-gateway above the already increased CMU - Gateway).

1. For the TOD-Gateway Zone, modify the maximum FAR from 8:1 to 12:1.
2. For the TOD-Gateway Zone, modify the maximum building height from 360 feet to 491 feet.
3. For the TOD-Midway Zone, modify the maximum FAR from 5:1 to 7.5:1.
4. For the TOD-Midway Zone, modify the maximum building height from 240 feet to 327 feet.

I'd go all the way to 5-600 feet myself, but it's still a good increase (even if nothing is immediately planned to take advantage of it).

edit/add:

This would increase the entitlements of the currently delayed (former) Capella tower site next to the stadium. If they take advantage of them, it would be silver lining to that delay.

The odd height limits suggest to me they are making the change for a specific project. This may be the real reason Stadium Tower was put on hold. If they are looking at a significant height increase, they would need to go back to the drawing board for design, permit drawings, etc. before they would start on permanent foundations.

It doesn't seem so. The odd number appear to be from the increase being 36.36% (since that's what CMU-Gateway was increased by)

Given the TOD-Gateway and TOD-Midway Zone entitlement modifications were impacted by the CMUGateway Zone increases, Staff analyzed proportional increases to the CMU-Gateway and how those
modifications affected other subdistricts. With the CMU-Gateway modifications, there was a 50% increase in
maximum FAR and a 36% increase in building height when using a development bonus. Therefore, without
a development economic study, Staff followed the Council policy direction and used the proportional increase
to CMU-Gateway to arrive at the FAR and building height increases as described above. There are no
overlays that would prevent increases to entitlements and neither subdistrict is subject to LDC Article 10 -
Compatibility Standards.

This will be two big residential towers going by the names "The Benjamin" and "The Hollis". Next to The Bowen north of Building 45 in the Domain. Can't believe we have missed these up until now! Tower 1 is 338' and Tower 2 is 425'!! Application lists 700 units.

Damn, that's some serious height for the Domain! The Hollis would have been the tallest building in the whole city until Frost was built in 04', and the tallest residential building until 360 in 2009. Oh how this city has grown...
