From the January development map updates:
  • Building permit issued for First + Farmer (across from the Yard)
  • 16 E. University (discussed above) in review for entitlements, 453 units
  • New proposal for 123 units on at least part of the vacant lots at NEC of Apache/101, 'La Victoria Commons'
  • A 'two-story lounge' at Watermark - anyone know where this is going?

For a split second I had forgotten I clicked on the Tempe thread. When I saw the pic I was trying to figure out where in DT Phoenix this was, and then I immediately thought it was like Austin or something as a cool picture of what we can look forward to since I didn't recognize those buildings in DT Phoenix.

Then I finally realized it was Tempe (it's obvious of course, but for 1 or 2 seconds I was confused). Unbelievable pic for sure!

347-unit Apartment Project Planned in Tempe

We had discussed this a while back...think this is the first time seeing renderings.

If approved by the DRC and City Council, CRG hopes to start construction in Q2.

A little more info on '16 East' (16 E. University) from the zoning sign:



They are presenting to the DRC study session tonight if anyone is able to tune in.

I listened to the DRC Study Session presentation for 16 East. I grabbed a few screenshots of the renderings. They are screenshots of screenshots, so quality isn't great, but you get the idea.

Details include 3800 sf of retail on University, 265', and removing the curb cut on University currently used for the Wells Fargo parking, which is nice. One of the commissioners encouraged revisiting the EIFS, which would be nice. And one commissioner jokingly asked "you won't complain about Shady Park?" to which they responded "we love Shady Park." Hoping to head to formal DRC in February/March.

Oh hell yes, bring this one on. Is this 3 towers that are connected at the base? That looks really good.

I think it's two, the red tower in back is The Oliv. Notice how they also threw in the Hilo. Really hoping this one goes up, what a crazy dense corridor this has become.

IndyAZ posted an update a while back that the group behind Hilo also purchased the JITB next door so that's why there was a delay. They are including that purchased lot to make the Hilo project even bigger.

Not sure if any additional updates since then? This was a couple of months ago...

I believe HILO is on hold again unfortunately... but they did complete the purchase of Jack in the Box and are leasing it back to them, so it's days are numbered. Last version of HILO was 14 stories instead of 11. Not sure exactly what the delay is related to, but I was told material costs and dropping rents.

The red tower in the back is the Westin, olive is in the back corner you can see thee roof but what is interesting is you can see a small hotel looking building north of jack in the box at mill and 7th. What is that has that been proposed?

There is a project there but it's been dead in the water for too long, it never got past a rendering and didn't get a lot of press. I suspect the artificial height limit on Mill of 100' makes it impossible for projects to pencil out. Strange that it would be included in the context of this proposal.

It's the Hilo per IndyAZ and ASU Diablo. It's also been delayed according to Indy.

According to the Tempe Development Projects site, it's in 'Plan Review for Building Permit'. There was a lot more than just a rendering as well (link below).

I'd love to know what they found when excavating and building at Novus. I have to believe there was some archaeological survey and construction requirements.

When I worked way back in the day on the light rail construction (on the VM side, not the contractor) there were several burials/skeletons uncovered right near where this picture was taken. And TONS of artifacts.
