Like you mentioned I have a good feeling we will see Maersk announce service in 2023. Any additional services beyond that we’d likely find ourselves nearing or over capacity again until phase 2 is complete.

There’s only one reason Maerk would do a “test run” to Saint John.

In Brunswick Brokers Q2 office report in Saint John they mentioned some noticeable transactions including Tropical Shipping leasing over 4300 square feet of office space in the Red Rose Tea building “as port activity in Saint John continues to rise.”

In 2016 just as the modernization project was beginning at the container terminal Tropical dramatically packed up and left moving all their business to Halifax. This move decimated the container volumes at the port for years.

I don’t think Tropical ever actually closed their office in Saint John BUT this expansion is notably interesting. Since Tropical left the port had made investment in reefer infrastructure which Tropical would benefit from.

So best case scenario I’d say Maersk and Tropical start service here in 2023 on top of the strong customers we already have.

Tropical had a falling out with DP World. They didn’t want to leave SJ. Be nice if they came back.

I see La Calabria new building in Forest Hills sold - also Woodhollow Park on Ellerdale. New Mexican qsr opening by A&W across from Lancaster Mall

Where is Tropical's office presence here? I never knew they hung around. 4300 sf is not a massive amount of space, but I think that would equate to 2/3 of a floor of the Red Rose Tea building.

I’m pretty sure they maintained an office in the old harbour bridge office building.

I was told they had to leave the "Port building" because it became full. Previous poster is correct that its the majority, but not all of, one floor in the Red Rose Tea. They are growing however and looking for more space.

• Iron Gate Construction Services (Stephen Brittian). Proposing to establish a new land use definition “convertedaccommodation” to enable the conversion of an existing accommodation establishment into dwelling units. And to add the use to the CU, CBP, CC and CG commercial zones.

In the upcoming common council meeting on Monday, January 9th, there is a presentation about "Transit Transformation". It's about upcoming changes planned for the city transit. There's a very faint render of a bus station in the presentation (p.27).

I've been thinking for a long time that Uptown sorely needs a proper bus station, one that could serve both local city and intercity buses. I would imagine King Sq. North would serve as a good spot for one, especially if it were integrated with the former cinema lot in some way.

The TJ ran a story of all the mid to high-rise residential projects approved in 2022 expected to break ground in Saint John. Some of which were meant to break ground last year but did not. There is no way to say what projects will and will not get off this year but for context here's the list.

Phase 1 Fundy Quay (SE Building) 16- storeys, 118 units
As we know "Phase 2" is on the verge of being approved that could very well transition to "Phase 1". So 6 - storeys, 111 units.

Queen Square North, 6- storeys, 120 units
The recent Facebook post showing they just leased a space in a building that is slated to be demolished for this project to proceed does not bold well.

1429 Lochmand, 82 units over 7 buildings
The project has to be completed within 6 years, developers suggest a 5-year timeline.

O'Brien and Wilsons Street
2 buildings with a total of 104 units. Lots of speculation behind this project from the council.

Acquirius Towers, 95 units, 2 buildings
The second building is dependent on market conditions.

Boars Head Road Affordable Housing, 12 units
This is on the decommissioned lot of the city works lot.

Wild Fox Drive, 24 units, 3 storeys
Likely a good chance this project gets off the ground. If I am correct the proponent behind this project is doing the rapid development off of Heatherway.


The article also mentions the mysterious Skyline 166 Leinster Street. This project was meant to break ground last April but nothing ever happened. Time will tell... Although it was approved in 2021, I'll add an honorable mention to 99 King. I think I speak for us all we really want to see that get going. The lastest update was office space was being removed for more residential units making the project more viable. Steeplview in Waterloo Village approved in 2021 that was supposed to break ground in 2022 has been bumped to this year.

Came across this news from last year. Apparently the land the Atlantic Superstore and Staples is located on at 168 Rothesay Avenue was sold to R2 Capital Partners.

They plan to explore:

• Developing one or more Quick-Service Restaurants (QSRs).
• Renegotiation of under-market value lease rates.
• Leasing the remaining vacant space to a public corporation with a strong covenant and brand.
• Explore the potential for mixed-use, multi-family development with the abundant land area.
