Concrete pump truck onsite this morning to pour the remaining section of the ground floor slab in building 2 of the Eve Park condos. The next months will be about assembling the modular wood walls and floor panels to stand up these 4s buildings.

Is there anything Sifton can do about the regular train horns at all hours right beside West5? Not sure people will like that moving there..

CN and CP mainlines are just north of the river and RiverBend. The railways will do what they have to do when crossing the level crossings at Vanneck and Old River Road. Sifton might want to add sound deadening insulation to their homes but that is about all.

I have lived in Riverbend coming on up 8 years now and rarely notice the train horn certainly some nights I hear it but not something that has ever been an issue for me, I am closer to the tracks vs West5 so I find that pretty strange unless they forgot to insulate something lol.

Sifton has the forming started for the L1 level slab of underground parking on the west end of the pit. This parking under this phase of buildings is rather large and will likely take well into the winter to complete and get to ground level. The first Eve Park condo has nearly completed the installation of the 3rd floor using prefab floor modules. They completed the 2nd buildings ground floor concrete slab pour a week ago.

4th floor walls were going up last night on the first building, that will be the last level. Curious to so how they build the parking structure, it was said to be a type of carousel

Sifton has now poured the far west section of the L1 slab for their residential buildings. Eve Park has completed the pre-fab wood structure in the first building. Should see window and balcony doors and roofing starting soon. Pre-fab walls for building 2 should start going up soon.

Steel now going up on the Riverbend retail plaza in the plot of land to the west of the private community gates. Haven't seen anything about what is going in there, but looks like 3 buildings.

The initial plans included a Tim Horton's which I am pretty sure is now not part of the plan. Kains Road is already busy certain times and is not set up for that type of us, adding that would be hilarious to see people trying to zip in and out of the area. Would be good to see a local coffee shop type place mind you no drive thru.

London’s west end has enough Tim Hortons as it is, and severely lacks local coffee shops. I really hope something that isn’t a chain coffee shop goes into the area.

No tenants currently listed but this is from the developer's website. No Timmy's or any other type of drive thru. I know Timmy's can be close in some areas, but the one at the corner of Oxford and Westdel Bourne is very close and I'm having trouble thinking of another area of London that would have a Timmy's in a location equivalent to this one. Kains is like Ernest Ave, Village Green, Millbank or Aldersbrook in other areas of town. I don't know what the official terminology is, but neighbourhood collector is what I would call it. Not sure if the city has regulations on where a drive thru can go, but if so, I would say this is the type of street they don't go. So I don't think a Timmy's was ever really in play here.

I'd be very surprised to see a chain coffee shop locating in that spot given their desire for a drive-thru. It's more likely to appeal to personal services businesses like a hair salon, barber shop, dentist, chiro, physio, dry cleaner tenants. I doubt even the large Pharmacies would be interested. More likely to see a small independent pharmacy locate there. A small bakery/coffee shop might be interested and a variety store. Will be tough leasing space in this spot is my guess given what Sifton has planned for the next phases of West5.

Maybe a Coffee Culture or similar type of place, or a family restaurant. Honestly though, I think if any type of food place is in there, it will be an indy pizza place or another Mediterranean or Middle East take out counter. I would have said Shelby's if not for the one a few blocks away.

That makes sense, the initial Tim's was in a preliminary plan it was prior to them building across Oxford, I cannot find the document now but I always thought it was strange. I am sure there was a push back from the city having one there and it also made little sense from a visibility or traffic flow standpoint.

I had heard a fitness club, coffee shop and pub ( which is much needed ) were in the original plans. I'm not gonna bank on it. Nothing fun comes to riverbend.

First wood wall modules have started being installed in building two of the Eve Park condos. It should be topped out by end of March given experience from building one. Siftons two low rise buildings and their underground parking continue work on the underground parking levels with forming and steel rebar going in every week. Should be at ground level by April.

Structural steel now up for the west and central building in the RiverBend commercial plaza. Footings are now poured for the east building. Eve Park condo building one is getting the first window modules installed today. Building two is getting more of the ground floor walls installed. Sifton is pouring some more of the L1 floor slab in the west end of the pit.

Have started installing some of the 3rd floor wood prefab walls on building 2 of the Eve Park condos. Roofers have been busy installing the flat roofing membrane on the 4 and 3 story sections of building 1. Sifton's general contractor has been making progress with forming and pouring the L1 walls and posts on the west end of their Candela condo building. Forming for some of the ground floor slab has also started.
