Proposal for the SWC lot of Central and Camelback. Development is Novel Uptown by Crescent Communities. Just have the massing renders for now, but I'm sure this would be a fantastic looking develoment based on Cresent's past work. Renders are dated 2018, but the Pre-app was just submitted in October. Hopefuly we'll see this lot finally get developed.

Even with the mural, I'm concerned that this development will have a huge wall facing the light rail platform. That will essentially hide the station. I would have preferred some sort of passage through the development, providing a direct pedestrian route between the station and the corner.

It looks like there could be a walkway behind the mural although I agree an opening in at least the middle somwhere would be best instead of walking all the way around the mural wall. If this progresses, hopefully the city will address this issue.

On a more positive note, this may provide more shade for the light rail station, especially when it's needed most in the summer.

I had hoped that corner would see a lot better than 7 stories but it feels like it's gone through so many proposals over the last 14 years that if this is what the market settles on, so be it

Would have liked to see more height as well but i'll take it. I too am concerned that the design neglects the station. There is an opportunity to do a true transit oriented project here, at what should be an important, pleasant, and flagship station. This won't provide any shade for the station, as it sits north/northeast of the platform. I can only imagine the intense heat that will be reflected onto the platform during the summer by that big wall.

There is another 6-7 floor proposal on the South side of the track. If both these get built, there will be plenty of shade.

I am skeptical about this. I have not seen a site plan for this, maybe i missed it, but i presume that the site would be the empty lot at Central/Pierson and that they aren't buying up SFH on Mariposa and demoing them. That would be the only way a building would shade the platform.

I posted the proposal a while back. It would run the entire length of the platform. I'll look for the project and post it later today.

Edit: Found it. Correction, it would run half of the length of the light platform. More than enough for shade for most of the day.

the toll brothers apartment site at van buren and 6th ave was supposed to break ground end of october. Still waiting

But they did take their old construction fencing down over the weekend. maybe getting ready for better fencing? or project dead. hoping for the first.

I do believe it's still a go and I think it was reported they will be breaking ground by the end of the year. It's probably a good sign that the temp fence has come down.

From what I have seen Toll brothers will sit indefinitely but when they move they move. They are a major national developer so they might not make decisions that make sense to us from a Phoenix specific perspective.

Figures I was the one that reported it. Guess I forgot. Yes, they are scheduled to break ground soon. Was originally October, but may have been pushed back a little.

The existing office building on the NWC of 12th St & McDowell is being planned to be converted to a suite hotel with an addition of a new 4-story building added to the site behind the existing building.

If te 2nd phase of the fillmore starts soon, that will really clean up that part of downtown.

Preliminary building plans were submitted for 100 Willetta at the NEC of 1st St and Willetta. This is currently a vacant lot. According to the Liveforward Development webpage, this is what it will look like, although I don't know how current the rendering is. Here's their webpage: https://www.liveforward.build/
