Those black grid elements look to me to be attached to the outside edge of the balconies. The “interesting” thing about these two buildings is that they are attempting to present separate designs from any angle you view them from. From Gore park at John st the left building is horizontal white or clear glass balconies and the right is black grid facade. It’s the same if you’re viewing from KW and Hughson. You can never see the same facade from any viewpoint.
Excited for street level brick!

Still think this project is super transformational for the downtown, hoping it encourages others to move forward east of James and north of King.

I'm hopeful for much more anywhere east of James. Lots of proposals in the pipeline though.

Ha, me too, but also think there must be more surface parking lots as a percent of available land in that quadrant than the others. Sure the south east is not far behind but at least it has some drivers (GO station, hospital)

I think there's one or two more floors to go? Was wondering if the McMaster building might beat it! The McMaster building is absolutely flying along.

IIRC it's around 600 units so it would be a little under 1,000 residents.

75 James actually has more units from what I recall, even though it's only one tower.

So we're looking at at least 2000 more residents in the immediate area around Gore Park in the next 2-3 years. I wonder what kind of impact that is going to have on the overall vibe in the area. Will it be noticable?

The merchants will notice. Even if only 5-10% of these new residents will stop by they will notice.

I regularly drive by 154 main and there are always people coming and going from that building. Usually 1-2 people crossing main at every signal cycle. And that's for a building with under 300 units.

By my count there are currently around 2,500 units under construction in the wider downtown area, which will equal a new population of just under 5,000 people. It will absolutely make a huge difference.
