Yeah 4427 Cambie (now 508 E 28th) is strata, built 5 years ago.

4491 sold in 2012 for 3.5M, I guess they wanted more than the developer offered when the rest of the block was assembled.
It’s now been on the market for 6 months for just under 9M. For sure it’s worth less on its own than assembled.

Oh sorry I mis-read the location. This is 506 W 27 and 4339-4367 Cambie they're referring to then?

Never knew the City planned on running a mews or "lane" E-W to connect 38th Ave from Willow to Alberta.

It's in the Cambie Corridor Public Realm requirements. Page 18 for this development I believe.

It appears that this "Vancouver Forest" (posted June 2021) is dead (or never got started) and the site will be built out with 2 x 6 storey blocks.

Thanks for picking up the connection between the two schemes. The Irish/Danish architects still describe their 2021 project as 'ongoing', but with the Francl project submitted, the earlier design now looks more like a competition entry than a serious development. I wasn't totally sold on the idea of a bamboo CLT structure. It's interesting how the more modest rental buildings have only 54 fewer units than the much taller project. Those architects now have a second scheme in Calgary, so we might see something from them here one day.

Seems so, it's the same developer with a new name that cancelled Langara West after taking 71 presales last decade. https://vancouversun.com/business/local-...ra-west-project-contest-developers-offer

They also have two projects in the West End with development permits conditionally approved a few years ago with no signs of movement.

Interesting.

I wonder if the developer overextended itself in China, and is feeling the burn of the real estate crisis there. Now, it's liquidating its holdings in Vancouver (with a tidy profit) to shore up cash.

Just hypothesizing, of course.

Yeah probably, bit off more than they could chew.

From what I can tell 1061 Marine Drive in North Van is all they have built so far, a four storey 41 unit strata finished in 2018.

They did just submit a DP application in January for 5589 Baillie, 120 market rental units in two 6 storey buildings also in Oakridge. https://www.shapeyourcity.ca/5589-baillie-st
