I think one of the more interesting parts of how South Salt Lake's downtown is developing is that the codes and regulations that they have in place actually work and can create some great projects, but apparently only when the city itself isn't directly involved in the property. When it is involved, I guess the plan takes a backseat to the short term potential of drive thru fast food and car dealerships.
Then new projects come in that are almost juxtaposed to the city led projects, like the South City development with a 6 story office / 8 story residential building right across the street from an over (no joke) 3 acre parking lot that is larger than the entire first phase of the South City development. I understand that parts of the WinCo deal were out of the city's hands, but man if that land couldn't have gone to a better use.
Anyways, here's a new 8 story mixed use project proposed at the SW corner of Burton and Main street (where as far as I know, the city is still planning a freeway ramp) with 180 units and ground floor retail that replaces some single story office buildings and
a billboard, which I have a hunch is why the project is ironically named The Billboard on the renderings.
BTW, this entire project is on a parcel that is
the exact same size as the Raising Cane's lot. (Raising Cane's = 1.70 acres, The Billboard = 1.69 acres). Just wanted to put that little tidbit in there for reference.
