I don't get what the big deal here is. Renters get pretty basic amenities. The upkeep on a multipurpose room and an outdoor terrace would be minimal compared to a hot tub, pool, landscaping for gardens, etc.

Quote:
Strata residents will “have access to a gym and fitness space, a hot tub and cold-plunge pool and relaxation area,” according to the staff report, as well as guest suites, a “Zen garden” and other outdoor seating areas.

Strata residents also have access to a co-working space and lounge.

Renters have access to a lobby with a rental office, a multi-purpose amenity room, and a shared rooftop terrace with a play area for children which is directly beside the strata-only rooftop gardens.

the people raising the alarm bells are saying how dare renters be treated like second-class citizens we cannot have that happen is what seems to be the issue

I don't get why there is a separate entrance for the rentals and condos. Couldn't the renters' key fob access be restricted so that they cannot access the pool, but can use the same door and elevator as everyone else?

To put it simply, it's just easier to have them as clean drawn lines on the stratification survey and in legal agreements as two separate parcels.

Thank you for the development perspective. I never would have thought of that

Standard commercial at-grade with all strata residential above is a headache enough as it is.

Yeah, makes sense, as you also wouldn't want the strata (which has more units, so more votes based on sq footage)
controlling the access to the rental units.

I didn't realize Create Properties was developing both 6800 and 7000 Lougheed Hwy. Interestingly, seems like they've kept them as separate isolated projects.

Some more details from Hariri Pontarini Architects: https://hariripontarini.com/projects...6800-lougheed/

Quote:
Framed by the Lougheed Highway to the north, a 1000-acre park to the south, an escarpment to the east, and the Sperling-Burnaby Lake SkyTrain station to the west, the wedge-shaped site poses several design opportunities. A plaza marks the entryway into the development, creating a direct connection between the community and local public transit. At this plaza, the Esplanade and Serpentine pathways merge, forming diverse, pedestrian-oriented, paths of travel through the site.

The development will introduce 19 new buildings to establish a dynamic, high-density community complete with affordable housing and high-quality public spaces throughout.

Particular attention will be given to the lower portions of the buildings, carefully considering how they affect the user experience and enhance a sense of a lower-scale development despite the height of the architecture. Robust and durable materials will ground the buildings, creating a strong ground plain – a palette that feels solid and comfortable at the pedestrian scale. As the buildings climb, the materiality will lighten to lessen the visual weight and minimize the impact of the height of the towers. The use of glass though-out the main floor retail will be carefully considered to allow for transparency through the site with views into and from the plaza and serpentine park.

If anything remotely close to this ends up being built, it would be fantastic.

100% agreed. This seems very well-thought-out, people-friendly, and has an interesting variation and use of materials. Let's hope it isn't watered down.

I'm also (pleasantly) surprised by the height of the buildings shown in the renders - then I looked up what Burnaby is allowing (it's part of the Bainbridge Urban Village) and saw that this is completely in line. No doubt local Nimbys will be upset...

Is there an advantage for create to develop 6800 and 7000 as two separate projects? Seems odd that 6800 isn't in the renders for 7000.
