Can't they at least call it President's Choice Properties? It would make it more obvious. I went to the website and it has a whole bunch of questions llike what type of dwelling would you be interested in at this location, Like Single family Home or Condo.

  • 120 rental apartments (48 2 bedroom / 72 1 bedroom)

Nice design until you get to the penthouse floor. It looks like the worst in facadectomies. The lighter coloured cladding does have me concerned with the final product; more than the darker cladding.

Except that it's a new build replacing a current empty lot, no facadectomy here boss.

FUTURE GOLDEN MILE MODEL:

More than 30,000 residential units proposed (hopefully lots of retail to replace all that would be bulldozed) for Scarborough’s “Golden Mile”, located 2 or 3 km east of the Don Valley.

I know someone has explained this before, but why are all the Golden Mile towers proposed on the north side of Eglington? I get the employment lands thing, but a lot of the land immediately to the south is big box stuff, just like across the street. So, Flexible Plastics aside, what are they protecting? Lowes? Crushed Concrete delivery? Scarborough Nissan? Enzo's Automotive? 180 Smoke Vape Store?

This is not worth saving.

That’s the great conundrum of City Planning’s obsession with preserving employment lands. The secondary plan for the area shows the south side with a dozen nice shiny new mid-rise office buildings, which I somehow suspect will never happen. They just don’t care, employment lands need to be protected at all costs.

I'm a big proponent of protecting employment lands, but the encroachment of other uses has made the block south of Eglinton effectively useless already. The original policy of allowing big-box retail on employment lands fronting major roads made this the case in many areas of the city. As with most things, a finer-grained approach is what's needed.

It's been almost a decade since I worked with this directly so I think this may have been addressed - but the big problem was proximity to sensitive uses. Nearby residential development means that industrial uses are impacted. While existing uses are grandfathered in it makes it very hard to change anything, much less expand. I talked to a number of businesses in this position that wanted to stay in Toronto but were considering moving to the 905 due to increasing difficulties in operation. Places of Worship moving into industrial parks was also a huge one.

I'd say allow for development south of Eglinton with mitigation measures at the south end of the site so as to not impact employment uses on that side. Could probably get away with mandating some office space but it's never going to be a sea of mid-rise offices.

Nothing spectacular here but one thing stands out: projects designed by Studio JCI are almost always executed beautifully when built… even though they are not the ones holding the purse-strings.

^A curious phenomenon but given their superb design chops on most projects, a happy one.

East Mall is still a bit of a waste-land (big changes in the future) so this is a good start. Replaces a 2 storey industrial building and vacant lot. Located a mile or so from the Hwy 427 and Hwy 401 interchange in Etobicoke.

Site is cleared and shoring should begin soon (foundation permits filed at the beginning of the month). Not bad for a RAW design. The “Roe” in the name is from the street Roehampton.

I wonder if it's to keep the south side lowrise so the street gets more sun? It's unlikely there will be enough demand for tall office developments this far from downtown so keeping the employment on the south side wouldn't be limiting commercial development. But if the north side is fully or mostly redeveloped as residential, that could not only create more total demand for commercial on the south side, but could also displace stuff that's already there depending on how much can be included in the residential podiums. So commercial from both sides could be consolidated to the north side in a more efficient way with less surface parking.

But that's just my speculation of course.

I agree with everyone's point. I just don't think it's a bad thing to have all the proposals on the north side for now. They're primarily residential. Mixed use is ground floor retail with limited podium office space. 150,000 people either working from home or commuting elsewhere is not ideal for downtown densities. All those people may increase demand for commercial. The south side can be reassessed once the north side is 75% developed and I doubt that will be for another 30 plus years. (i won't give a — after that) There's absolutely no pressure on space to grow. None of these towers in the future rendering exist.

There's a jail, courthouse and, affordable space for small business/retail on the south side too. It's not just corporate big box and car dealerships which will relocate into the redevelopment

Vienna based Therme Group has responded to criticisms regarding public space around it its waterpark and spa proposal by submitting new plans that now include about 12 acres of publicly accessible pathways and gardens, a pier and a 200-metre long beach. The planned multi-use six metres wide path, which would connect to the city’s waterfront trail, now has expanded public space around it.

Live Nation’s complete all-season revamp for the existing Budweiser Stage concert venue remains part of the proposed Ontario Place make-over. Looks like Urban Capital is doing a 21 floor 175 unit tower on a narrow lot on Gottingen in Halifax. That is pretty interesting and likely to be nicer than the usual projects around there. They currently have a small lowrise project under construction farther north along Gottingen which, imo, has somewhat better architecture than average.

There are a lot of mystery construction permits being issued for projects with little to no public material available, including a permit for a 30 storey tower on Canal St in Dartmouth. It's very possible there will be a new tallest U/C on the Halifax side and a new tallest U/C on the Dartmouth side with no public rendering.

I notice some of the construction values are low, like $30M for a 200 unit tower. It's always been this way with HRM building permits. I wonder if this is due to taxes, and if it means building permit value statistics are inaccurate.
