Reading Terminal Market's long-awaited expansion onto Filbert Street has finally been completed, creating a new public space in Center City for dining, shopping and cultural events.

The $1.5 million project, first announced in 2019, brings 15,000 square feet of multi-purpose space to the 1100 block of Filbert St., on the southeast side of the market. The widened, "curbless" space puts sidewalks and car lanes at equal height to the rest of the block.
Looks great, but I can just imagine the 'fun' Uber/Lyft drop offs/pickups will cause. I travel a bit and have yet to see a smart solution to this issue. Maybe it's quick enough that its not that pressing?

I preferred if Filbert St was closed for through traffic and only deliver trucks can access it. Would be nice if the Uber and Lyfts had pick up locations on 11st and 12st.
It's wild to me why people drive though this section. It's always backed up. Sorry that was my anti car rant.

There's no progressive way to fix a pothole, with former mayors Michael Nutter and Kasim Reed

https://www.youtube.com/watch?v=ebUBOo7x-_U

A good video from The Philadelphia Citizen with Previous Mayor Michael Nutter & Kasim Reed who was also perviously mayor of Atlanta, they speak about the different ways you have to look at running a city when you're mayor and also how much comes with it.

Michael Nutter was a good mayor due tot he fact that he led the city, he didn't boss it around, he understood what it was like to be at the street level and did what he could to make our city comfortable in that era.

It will be interesting to see what 24 will bring.

Ugh I know that. I think you know what I’m talking about but you’re obfuscating. Please stop. I’m really getting tired of it. People gravitate to whomever will champion their issues the most in primaries. Usually, primary candidates agree on most issues - it’s usually about who can best articulate and champion those issues. Or maybe just come out and say you’re not a Helen Gym fan and are nervous about her winning instead of dragging out and challenging me on this obscure point that I have a feeling you really don’t care that much about. I know confirmation bias can be comfortable.

Also, many younger women I know follow her on social media because of her advocacy.

An Electric Proposal for Former PECO Substation in Pennsport

Quote:
The property changed hands last year, at a price even higher than the $1.6 million that we found to be a little dear back in 2016. Since then, new owners/developers Zoubek Properties have stepped in with plans to move ahead with an adaptive reuse of the property. In March of this year, zoning documents were issued for a 21-unit project, which utilized both the moderate-income bonus and the green roof bonus to bump up the allowable density for the CMX-2 zoned property. This plan from Level Nine Architects also included an addition to the back of the building, four artist studios in the commercial space on the north side of the structure, and no parking.

So why are we bringing this to your attention here in November if plans were approved in March? Well in just the past several days, a new zoning document was issued, lowering the unit count to 18 from the previous 21. While the green roof bonus is sticking around, the developers are no longer pursuing the moderate-income bonus, which would have necessitated a $258K payment to the affordable housing fund in order to pick up the extra three units.

An Acute Corner Gets a Cute Proposal at Front & Dauphin

Current view of 2245 N. Front Street:

Project rendering:

Quote:
Though no zoning permits have been issued as of yet, Cadre Design recently shared an Instagram post that shows us what might be coming our way. The design shows a six-story building, seemingly with ground floor commercial space, predominantly consisting of gray brick and large windows. The most striking part of the building would have to be its triangular shape, creating another rounded, flatiron-ish building to join the list of other similar recent designs. We don’t have any additional details but if we had to guess, the developers are utilizing either a fresh food market bonus or a mixed-income housing bonus (or both!) to bump the height up from the by-right four floors up to the potential six-floor structure.

Ridge Ave in Roxborough must have at least a dozen recently completed or under construction low rise apartment buildings (and not counting the planned projects). All of them are ugly lol but collectively, these buildings are adding a lot of density and changing the feel of the street. Several have retail, too. 6910 Ridge actually looks pretty decent.

Noticed some mockups covering the current Boyd's marquee, so I'm guessing this isn't the final signage.
