How long till Beedie submits a new 105 Keefer Street application now that we have a "hopefully" rational city council and mayor?

Probably has more to do with the economics of the building and selling it versus city council? Though I guess they'll move it forward at some point just in case?

The City Council had nothing to do with the refusal of the subsequent version of the project, which was just a development permit.

yes I know that but with a new council and the ability for council to override staff and still review projects .... could this not come back with a new application? I sure hope so as this is a very key site to help Chinatown.

It seems unlikely staff would recommend approval for anything bigger than the one that the Development Board rejected because they said it was too big. City Council could still approve a rezoning, but it would still have to get a development permit after that.

Maybe as a rental project it might have a bit more of a chance? As condos it seems likely to be an uphill battle. And the market for condos in Chinatown would seem to be pretty dead for some years. There's no sign of Bonnis trying to sell their approved project at Main & Union yet. It looks like Sparrow on Keefer Street is only half sold - and that has only 25 units and is nearing completion (late). And there are approved residential buildings (from some years back) next to 105 Keefer, and where Keefer Yard used to be, that haven't started marketing either.

It's really disheartening how badly we've fallen behind Toronto. You guys should visit UrbanToronto, and see what they're getting on a daily basis.

Aside from Oakridge, we're almost on par with Hamilton these days...

Metro Van has a population of 2.6 million. We should be doing much better than this.

I somehow doubt that even in a 1000 years, Metro Van could ever hit that mark.

Unless we're all literally packed into sardine cans as our living areas, or have all had our consciences uploaded into cloud servers,...Black Mirror style.

Assuming we could build on every square inch of Metro Vancouver's area (which includes a lot of mountains), we'd have a population density of about 90,000 people per square kilometre or about twice as dense as Manila.

The most dense city in the world currently is Male, Maldives with a density of 78,683 people per square kilometre, at least according to this wikipedia list: https://en.wikipedia.org/wiki/List_of_world_cities_by_population_density

Edit:
Senakw will have a density at completion of ~211,000 people per square km for example, so if we make HALF of Metro Vancouver the density of Senakw, we could fit 260 million people in.

Edit 2:
The urban containment boundary for Metro Van is 906 km sq. So we would need a density of 287,000 people per km sq to fit within our current urban containment boundary, so a slightly taller senakw in all developed areas of Metro Van.

As you reference Oakridge, I assume you're making a general comment about development rather than Downtown (this thread). 'Fallen behind' in what way? Metro Van (pop 2.6m, 2,879 sq km, 918 people/sq km) is currently building 46,000 units at the moment, 38,000 of them apartments.

Metro Toronto (pop 6.2m, 5,903 sq km, density 1,051 people/sq km) is building 96,000, 81,000 of them apartments.

So we're more than 'keeping up' in terms of development activity, relative to the size of the Metro population.

At a growth rate of 30k/year though, the most we could expect by 3022 is 32.6 million. That's Tokyo density.

The heritage Arts & Crafts building (576 Seymour) was office space, but has been empty for years. Coromandel bought it and were constructing a 36 bed Sondor hotel with office space, but that was put on hold when the pandemic hit. Now there's a new DP to turn the whole building into a hotel with 73 rooms, and a restaurant on the main floor.

The Hi-Fi Centre was on the ground floor of that building for many years, then they moved to Carrall & Hastings.
I'm surprised that they are still there (I think they are).

I'm wondering if they don't install it tomorrow how they'll go about moving them around on the roof to install. If they were going to use a crane wouldn't they have just brough the signs to the site and raised them up from street level?

I watched some YouTube videos of sign installations and I think they will at least mount the signs. It looks like there are mounts for it to hang on the lip of the roof and then there's another bracket that gets secured to the roof.
