Daily Hive is reporting that a DP application was submitted in May for the Lulu building.

A development permit application for the project was filed by the project’s local architectural firm on May 5, 2022.

On July 20, 2022, Vancouver City Council approved the “Approval of Form of Development” of the project, based on the submitted development permit application, which will be reviewed and decided by City staff — likely before the end of the year.

Half points to the Hive, the original development application was filed and approved in 2020.

That said, they are right that the form of development was recently approved by council. Why the language of that motion states the DP was filed in May 2022 is beyond me. Maybe there was a minor revision to comply with the conditions of approval, though if there was, I don't believe it showed up on the Shape Your City Page.

There are property line marker stakes on the southern two corners of 1980 Foley (Lulu HQ). Perhaps we'll see site clearing soon.

Nope, the closest underway would be The Saint George up on Broadway.

AFAIK the only proposal with strata in the area is Onni's site on E 1st Ave. There's also Portliving's site at Main & E 3rd that they are (still?) trying to sell if we consider that the same area.

Onni seem to have stalled. I think Portliving's site was sold in a court ordered sale. Their other 2202 Main St site was cleared recently, and was bought by Jim Pattison Developments, but it hasn't been brought to market. It could be rental, if they actually start building on the site any time soon.

E 1st Ave & Scotia St, looking south.

A bunch of stuff to note in this area:

- to the north (the opposite direction of this picture) is Onni's 375 E 1st Ave dev. Current site status in a post above this one. Onni link

- also between Red Truck Brewing and 375 is 339 E 1st ave, aka currently a gravel dog park. Daily Hive has a 2019 article about an office proposal. I'm not sure where that is at.

- In the front of the picture is 304 E 1st Ave, article on shapeyourcity.ca. Sign has been up there for some time. Shape Your City says, "The Director of Planning approved the application on November 30, 2021, subject to conditions. A Development Permit may be issued once all conditions have been satisfied."

- And further up the hill is 315 E 2nd Ave which they are currently excavating. Daily Hive describes glowingly as "a relatively minor 100-ft-tall, nine-storey redevelopment within very close proximity to a future SkyTrain station in the False Creek Flats."

That's just from my quick Googling, please feel free to fill in any gaps as necessary.

Yup, a lot going on right there. The two sites north of E 1st can go a lot denser than previously planned with the Broadway Plan so they are for sure being redrawn.
304 should get underway sooner or later, it can't go denser than what's approved.
There is also the site on the other side of E 2nd which should get a ~20 storey tower.

Anyone know what is going on with the parking lot to the west of Lulu's new office building? 701 Great Northern Way, on left side of this pic.

Is this part of the Emily Carr University Campus lands or something else?

Google Street view shows it was a field with concrete remnants from 2007 to 2011. Then became a parking lot in 2012 until recently when it started being used for storage of Broadway Subway construction materials.

That lot is not part of the campus but is part of the same CD-1 development zoning (Lulu site to Onni's). I believe initially it was still held by Finning when they transferred the campus land to the group of schools.
It's owned now (or atleast, as of 10 years ago) by the Mark Anthony Group (Okanagan wineries, Mike's Hard, White Claw) according to this city report (page 4). https://council.vancouver.ca/20140610/documents/p6.pdf

Its worth noting Mark Anthony's Vancouver office is in the newer office building immediately south of Emily Carr. I imagine they have long term plans for the site, perhaps a bottling facility.

That may have been their idea when they bought it, but assuming they haven't already sold it, I imagine their landlord (of the office building) will make them an offer, or joint venture. Lowtide paid over $100m for the Shaw compond, and another $100m+ for the former MEC HQ, so I'm sure they'd like to add that to their portfolio. They apparently either own outright, or with PCI, nine properties on Great Northern Way.

Doesn't it seem more likely they held it for new offices? Seems like a weird spot for a bottling facility and it seems tiny for the size of their breweries.
