Here is just a bit of information regarding the Tempe Depot which isn’t much but I’ll share it anyways.

Couple of interesting things from the upcoming DRC meeting...

-Looks like the cool historic mid century building at 833 West Broadway will be saved and renovated into a restaurant.

-Also that adobe house on 5th Street was actually built in the 30s. Crazy it's that old. That whole corner is slated to be another cluster of 3 story townhomes.

New PAD amendment filed for IDEA Phase 2 to allow for development of multifamily and office. I believe we may see some decent height on the multifamily piece, its an small odd shaped parcel so I am thinking 8-10 stories here.

Is Sky Harbor/City of Phoenix going to object to this as well?

Good news! And drove by Parcel 3G earlier today and saw the same. Latest ASU Capital Report did state would break ground by Q4 so nice to see Novus activity directly on other side of Rural Rd.

The Rio Salado and Perry Multi-family project looks soooo good. Good height, retail and the use of red brick. Can't wait to see that one built!

Does look good! Looks like Fore property company is developing this. Interestingly enough, I was digging online and found links to plans for a 6-story development next door at Rio & McClintock. Both these sites were marketed a year ago so they must be paying a high number to get both.

Thoughts on this design?

I noticed this being built on the north east corner of Apache and McClintock. Also, right across the Culdesac there is a huge parcel of land that was cleared.

Was anyone else expecting the Omni Hotel to look a little more interesting, I know projects usually never look as exciting as the concept art but I feel like the south facing side especially looks pretty dull. At least it's still adding more height to the skyline I guess.

Also are they planning to fit both new dorms and the new parking structure on that plot south of Omni/Mirabella? Just figured it was kind of a small fit for pretty big plans.

FYI, if anyone is free tomorrow and wants to put some input on the Tempe Tomorrow 2050 General Plan there is a free public event tomorrow at the AZ mills Legoland
discovery Center that will be hands on and interactive. Great way to make your voices heard for the future of the city!

According to the Mill Ave construction cam, the scaffolding has come down from Omni. Looks like they are working on ground level site improvements.

Could you please send that link or is it the McCarthy one aimed at the parking garage under construction with the Omni in the background?

New PSPR submitted for a new office, multifamily and retail high-rise for South Pier Lot 1 (along Rio Salado). No renderings or anything yet but good to see a lot of activity going on in that area!

'Dwell'--the apartments built around the Architekton offices, broke ground:

https://azbigmedia.com/real-estate/dwell-a-work-home-community-breaks-ground-in-tempe/

Also some annoying framing of the pedestrian bridge being built at Alameda over the I-10 as a "giveaway" to the Angels:

https://www.azfamily.com/2022/11/03/taxp...at-leads-tempe-spring-training-facility/

As the article notes, the bridge has been in various stages of study and planning for literally decades.

There's a new fence up around the area for the 250 Rio development (adjacent to Tempe Beach Park). No recent permitting that I've seen, but hopefully that means this one is moving.
