St.Anne's and St. Mary's have had a ton of 3-4 story walk up apartments replacing SFD along the stretch. great small scale density is happening.

this property came up this week, sure hope it becomes a multistory condo complex 55x219 riverfront lot (current has a home)

I think he is talking about the current 44 story proposal for that site. The one with the possible parkade first construction.

The St Regis proposal is on the site to the north of what was the Sky City site. It was originally proposed as a 44 storey tower. They will likely start with the proposed 10 storey parking podium and see how the market is for the tower construction in 2024. Last I heard the tower was in the 38 storey (total) range.

I wonder if the St. Regis tower will include any provisions for a future skywalk connection? The Radisson is kind of, sort of connected to the network... it might be possible to link the new tower to the Radisson. That could also lead to future connections within that block.

How would the economics of that even work, though? I could imagine a permanent 10 storey parkade at P&M or even right at TNS, but a huge parkade on Smith St. with nothing next to it will be mostly empty all the time.

This is a momentous occasion! Come one come all to see the amazing 10-storey parkade, the tallest parking structure this side of the Mississippi!!!!!!

In all seriousness, I could see lots of Winnipeggers being super excited by the prospect of having this large of a parking structure... which is so Winnipeg. Like everyone else, I don't see the economics of this working, you would think that someone would have tried already if the business case were there.

In any case, I really hope that the proposal for residential goes ahead, and goes as tall as possible. Hopefully the rental market stays strong. I can imagine that if there is a good push to clean up downtown that it could allow for projects of this magnitude to happen more regularly.

^ imagine parking on the top floor of that parkade and waiting to get out of there after a Jets game... may as well just walk home.

^ Wow, that's a pleasant and unexpected surprise. I like the layout and the design is promising, although it's a bit hard to make out the details.

I will say, parking will be tight as Northgate is already pretty crammed and the buildings will have fewer spaces than units... could be the source of some NIMBY pushback.

The original proposal was even larger and the city rejected it

The previous pre-applications proposed over 600 units, with building heights consisting of 15-storey mixed-use towers.
• The Urban Planning & Design Division had concerns with the development as proposed under the 2018 and 2020 pre-application and indicated the previous proposals would not be supported.
• After the pre-applications, the applicant engaged in numerous discussions with the Winnipeg Public Service and initiated a public consultation process.
• Following discussions with the Public Service, the applicant made modifications to the proposal, such as reducing the number of residential dwelling units, reducing building heights, and addressing other traffic, vehicle and accessibility issues.
• The applicant also implemented a public engagement and stakeholder consultation process consisting of two (2) phases.

If the city is truly serious about developing big box power centres and shopping malls too be more mixed-use spaces, this is probably going to be the development with the least NIMBY push back.

Wait until they start developing the parking lots on St. Vital Centre or KP for example. Especially if Gillingham is true to his platform which states, "Scott will also ask City staff and Council to develop rules permitting residential construction over medium and large retail malls, as-of-right, conditional on setbacks to minimize impacts on nearby residents."
