This really needs to happen. That parking lot should have been developed ages ago. This will be the most positive development in the area since the Millennium Line opened up.

As it stand now, that entire block is run down. It really needs a shot in the arm.

Taller towers for more rental homes in revised Safeway redevelopment proposal at SkyTrain Commercial-Broadway Station

https://dailyhive.com/vancouver/broadway...t-revised-skytrain-rental-housing-towers

After the October 2022 civic election, a revised rezoning application will be brought forward to Vancouver City Council to consider taller building heights for the “Broadway Commercial” project.

Tower A closest to the Expo Line platforms has grown from 29 storeys to 38 storeys — the revision’s largest height increase of nine storeys. Tower B fronting East Broadway is now 34 storeys instead of the previous 29 storeys, while Tower C fronting East 10th Avenue on the southeastern corner of the site is now 31 storeys instead of 24 storeys.

Would just be the best irony ever that their NIMBYism that prevented the last renditions moving forward ended with even taller towers being built:

We'll see how this goes The old proposal was in line with the OCP atleast.

Quote:
Th[e] newly revised concept grows the complex’s total floor area from around 600,000 sq ft in the previous iteration to roughly 740,000 sq ft as of September 2022. The resulting floor area ratio (FAR) density is a floor area that is 7.0 times larger than the size of the Safeway lot — up from the previous FAR of 5.7.

Crombie REIT and local developer Westbank are going back to the municipal government with more density by using City Council’s approved Broadway Plan’s allowable transit-oriented density, as the new baseline for the type of density that can and should be allowed near SkyTrain stations. Furthermore, the Broadway Plan’s geographical border is just two blocks to the west on Clark Drive.

Must protect western Canada's busiest Safeway (according to DailyHive article).

It is strange that the Broadway plan conveniently ends just 2 blocks west of the busiest transit node in the city. It would have made complete sense to include it in the plan, since the purpose of the plan is to increase density around the major transit corridors.

I think they absolutely have the right to lobby for treatment according to the rules of the Broadway Plan, and if the city refuses them based on the location being outside of the area, that will be a very strong hint of back-room deals going on. Explain to me why this site shouldn't be the eastern terminus of a transit-oriented density improvement plan?

Why dod I think that increasing costs have impacted the look and detailing of this project?
...which may be a good thing, as at least the first iteration looked overly complex and expensive to maintain (ie typical Westbank).

Perhaps new mayor and council will be bold enough to do something with this, other than postponing.

Depends on whether ABC actually wants a streamlined government, or it was just smoke and mirrors to hide their NIMBYness; the former means this will probably go ahead.

I think it goes before the new council in early 2023. Believe it was posted here By Feathered on the cause for delay and possible new date

This feels like Marine/Cambie all over again. The original design with the single tower had a more interesting terraced massing, until neighbourhood opposition to its visual impact and repeated revisions wore it down to a generic twin-tower form... only for the entire struggle to be made moot, now surrounded by a skyline of equally-tall but far-less interesting towers

In fairness, how likely is it that Westbank would build a tower that looks anything like the renders?

that would be about 0.

though i do hope there is more density for this site. it is literally the best place for something similar to Oakridge/Marine Gateway. its on the Expo & Millennium Lines. both of which, by 2025, will intersect to go downtown. really no reason not to be at minimum equal to Oakridge/Marine Gateway.

there really is no reason to waste away the space around Skytrain stations on low density stuff. I do wish they'd integrate more developments into the stations themselves. Main St station is a prime example of stupidity vs the original plan to have a constant pedestrian/commercial space spanning a few blocks.

Didn't they do Vancouver House? It has its problems but aesthetically it looks amazing and very true to the renders.

What's interesting is that the original proposal was only I think 18,000sf larger than the current one, and that's less than 3 floors of a standard tower floorplate.

Yup the 2021 lower density proposal was one storey off each tower.

Now they intend to go for 120,000sf over the original 2019 proposal, 21 floors total over the 'current' 2021 proposal.

I dunno I'm seeing the 2021 total residential area as 512,795, and 2019 as 544,106 sf.

Looks like they ate some commercial area since 2019 too.

Not summited to the city yet but they are going for a significant increase now.
