The Main Street apartments are still being planned for. They already demolished the Utah Theater and are going through final phases of approval and design.

1. Regent Street Tower/Hotel is still planned. No work will start until Astra is primarily complete. The site is being used to house the Astra construction offices.

2. 370S West Temple, Planning approvals have been provided, building permits are in process and will hopefully be approved soon.

3. The Cascade is still on hold. I have heard that CCR projects are on hold until after the Temple Square reconstruction is complete (2024/2025). I do not know if the Cascade or the NW corner of 1st S, 2nd East (lot east of Harmons) will come first. Plans have been for the Harmons lot but priorities can change over the next 2 years as they are reviewed every 6 months.

Hard to imagine every planned project still happens with the economy moving in the direction it is. Fingers crossed we avoid a major recession and cash an remain affordable enough for most high-rises to still happen.

The only ones I'd be worried about with rising interest rates etc. are 370 S Temple and 150 Main. Hines has said recently that they're committed to the latter, so I'm more optimistic about that one. I expect that rising interest rates will actually bring building costs down so 370 may still be okay if they've already figured out the financing. Block C of the West Quarter has had activity recently, so it's probably still alive.

Cascade and Regent St. are years away from starting anyway. Sundial may be DOA. Moda Luxe seems dead, unfortunately.

The basics: 2.37 acres. 407 residential units. 507 parking stalls. No retail.

Project Description (from developer): 1546 S 300 W Apartments is a proposed 400 unit apartment project. It will be one building on several consolidated parcels that equals 2.37 acres. The building will have 1 Bedroom and Studio units. This project will be replacing several existing single story and two story commercial buildings. This design review application is to ask for a modification to the Maximum Height limit. Below is our written description of how the project meets the design review standards.

Absolutely awful project. We can and should demand better from our developers. CG zoning is very forgiving though. Hopefully the planning department can work with them to make improvements before it goes through.

Agreed, I hate to complain, but these 3-5 story black and white boxes are sprouting up so rapidly that they're beccomming Salt Lake Cities main architecture. I don't understand why the city cannot change their design codes to require some sort of architectural enhancement/beautification. It's so obvious these developers are squeezing every penny for maximum profit. Square box on a square lot, paint it white, rinse and repeat.

There are so many major projects going on in and around SLC and it's surrounding CSA that I had almost forgotten about the U of U's Helix Project. Looks like it's coming along nicely. Also, the Kathryn F. Kirk Center will be completed soon. That will be a beautiful addition to the Medical Center. I'm anxious to see some progress (renderings etc.) on the upcoming L.D.S. Hospital relocation to downtown.

The Healthcare, Educators, Leaders & Innovators Complex (HELIX) will serve as a collaboration and office space for University of Utah Health faculty and staff. HELIX will become the new home for many School of Medicine departments and occupants. The new building will offer U of U Health faculty and staff the environment and attributes needed to do their best work.

Located in the open space next to the Primary Children’s Eccles Outpatient Services facility, HELIX’s 250,000 square feet is spread across 5 1/2 levels that will connect to the main hospital complex and the rest of campus via a sky bridge near the Moran Eye Center. The building broke ground in February of 2021 and finish in 2023.

Nice shot from this angle of the three newest towers and how they helped to fill in the middle. Astra will definitely help some to complete the connection and add some height variation. Granted, three or four more towers between 500 and 600 hundred feet would go a long way.

This picture and everyday going outside reminds me how unique Salt Lake is in terms of a world class mountain scape view shed. I’ve compiled a list of cities with mountain view sheds and Salt Lake/Provo/Ogden place in my top 5. Granted I haven’t been to many of these cities, so my judgment is based off of photos. Here’s my list of cities (larger than 250,000 people) with cool mountain view sheds.

Colorado Springs
Santiago Chile
Monterey Mexico
La Paz Bolivia
Vancouver
Anchorage
Almaty Kazakhstan
Bishkek Kazakhstan
Denver
Innsbruck Austria

Los Angeles

My top 5 in no order are: Innsbruck, SLC/Provo/Ogden, Almaty, La Paz, Vancouver. I’m sure I’m missing some cities, but it’s surprising difficult to find cities greater than 250,000 people with great mountain scapes.

LA made the list because while the coastal fog obscures the mountains a lot when visible they are stunning in the winter. Denver also made the list because while the mountains are further away they are still a mountain backdrop imo.

Pretty cool that we live in a city that in my estimation has one of the best mountain view sheds in the world.

I agree we do have one of the best mountain views of any city worldwide. It's part of the reason our skyline truly has to potential to be one of the greatest there is. If we get some height variation and unique building the backdrop we have will make us have one of the most recognizable and unique skylines in the world. We are sadly still a ways away from that, but one day it seems inevitable.

The faceless concrete podium at street level is what I find especially egregious. I understand that 5 + 1 boxes are just the standard multi-family architecture these days, and that some of them just aren't going to be architecturally interesting. But they aren't even pretending to try with that street engagement.

Agreed, getting the street level right is more critical in my opinion than the upper floors. We see things at eye level and should prioritize that in the design of a building. Big, opaque, concrete facades at street level take me back to the 1970’s era of auto-centric architecture!

In the big picture there is a lot to balance, but we need to create places that people “want” to live, not places where people “have” to live. Architecture and quality urban streetscapes certainly play a good role in that. Admittedly it is tough to balance great places with housing affordability, but the more supply of walkable/bikable prioritized urban neighborhoods provided, the better the demand for it can be met. The city’s aid in affordable housing can also help, but only goes so far.

Inversion aside, I think SLC/Ogden/Provo has the best mountain views of any large US city. CO Springs is very nice too and I haven't been to Anchorage but that also looks great. The mountains are much farther away from both downtown Denver and LA, albeit they both have much bigger and more impressive city skylines.

Internationally, Vancouver and Santiago stand out to me as more beautiful settings than SLC and with much more development. I haven't been to Santiago though so that impression is just from pictures.

I've been to Santiago. SLC is better. Wasatch is much closer to the city than the Andes are to Santiago
