ACE hardware would have closed if it were not successful. It is a neighborhood size store how many people at one time do you expect? Packages would be more akin to a department store. When I am working on little projects it is super convenient to be able to pop over to ACE hardware and grab what I need in that moment rather than wait 2 days for Amazon to send it.

Whether it's mandated retail or active use, the result is the same, a mandated taking of private property, akin to eminent domain except there's no compensation paid to the owner-developer. Such expropriation to satisfy some murky social or aesthetic benefits should be appealed to the supreme court.

No more amateur constitutional law. Zoning laws have consistently been upheld be the US Supreme Court as constitutional. But sure, go ahead and see how that works. I’ll just be over here quietly opening a commercial landfill next door. Can’t stop me, it’s “my” property.

Seattle has like a single light rail line and the things happening there are light years ahead of anything Atlanta is doing. MARTA is heavy rail, we just don't take advantage of it

Seattle also has water everywhere that constrains sprawl and acts as a natural promoter of density as the amount of developable land is constrained.

I obviously misunderstood, but if y'all weren't taking about mandating retail, then I don't know why I saw three pages of "retail" and "mandate" in response to a project with no retail

Anyway, I came here to tell you the second crane is going up at Society Atlanta. Work has been a bit slow lately but maybe that will speed it up.

I understand this sentiment, but I do finally feel very positive for the first time in many years. Some of the new stuff planned around MARTA is quite good - even from a national perspective. Newport (5 Points, Garnett), CIM (5 Points, Garnett, GWCC), Culdesac (Oakland City/West End) are all quite good (and all non-local developers I might add, hmmmm). Additionally, the stuff that has been built around Edgewood Candler Park Station is some of the best TOD I've seen, despite its relatively small size.

395 units on 0.9 acres is pretty good density right across from a MARTA station.

Planning permit filed for 1365 Metropolitan Pkwy SW for a 46-unit apartment building.

More info from the Beltline:

The scope of work includes a new four-story building with 56 residential units on a 0.31-acre site. The project will comply with the BeltLine Inclusionary Ordinance by providing 15% of the units at 80% of AMI.


The DRC made many recommendations including: "Update the elevations with larger windows to improve/soften the overall design. The windows on all the façades are incredibly small given the proportion of the building."

Yikes. Maybe they should stick to emulating the midtown apartment buildings.

Planning permit filed for 9 townhomes at 738 James P Brawley on the Beltline Westside Connector trail. "The scope also includes pedestrian access to the nearby Beltline spur trail via an extended streetscape along James P. Brawley Drive."

They also have had commuter rail for more than 20 years and arguably the best bus system in the States. Hardly a fair comparison, but you already know that.
