I remember seeing the owner of the restaurant in the Paris Block (next door) on the news maybe a year ago and saying the area had become worse and he had to close up shop (I suppose that coupled with Covid). I can't recall the name of the restaurant.

Need help, I have some video of the excavation and would like to post on YouTube if its an interesting project but I have know idea what's going on.
I know this area might be very interesting in the near future with a large and ambitious redevelopment plan.

Developer is wanting to build 6 storeys (Office with retail/restaurant on ground level), they earlier proposed 4 storeys.

Nice. This project came out of nowhere, especially since they are already excavating. View cones limited more floors from being added?

It's been around for a while.
Originally, it was supposed to be all retail, but I guess they got no large format takers (ie no Marshalls, Nordstrom Rack or Saks Off Fifth), so reverted to office space, which would have been a proven market with Deloitte's temporary occupancy of the former James Furniture/Tom Lee Music building across the street.

Not view cones, policy to prevent shading on Granville. I think its supposed to be a 45-degree limit from the street. Though this is proposed for one block south and Council has instructed staff to proceed with the rezoning process.

ABC promised minimal delay and obstruction from City Hall - these two are a great chance for them to demonstrate whether or not they meant it.

Assuming Bonnis actually submit the project, it'll be interesting in a number of ways. Will the staff recommendation be to reject the scheme as overbearing and a bad neighbour for the existing developments on Seymour, and the heritage buildings on the block? Will the UDP support it? Will a majority of the new Council (with their ABC majority) support it? The six Council members who were on the previous Council all agreed to allow the rezoning to be submitted, but that doesn't mean they will vote to approve it at a public hearing, although three of them seemed to generally favour it when they commented in Council.

I thought that there were still problems with the 800 block proposal, even though it was being taken to rezoning?
i.e. the City staff could still recommend rejection on planning grounds.

Personally, I don't like the treatment of the ground plane and the tower is pretty monolithic.
The heritage buildings/facades look tacked onto the video screen.

Way too overbearing for my liking. Bonnis proposing more office space?, I guess they could demo the whole corner and have it sitting vacant for years to come, they are good at that.

I wasn't able to attend this meeting, but I don't think there has been anything posted about this rezoning before.

This application by Architectural Collective is proposing to rezone 430-440 West Pender Street from DD to CD-1 to allow for a 12-storey mixed-use building containing 80 secured market rental units. A building height of 115 feet (including amenity and artists studios located on top floor only) and a density of 8.19 is proposed under the Downtown Eastside Plan and the Rezoning Policy for the Downtown Eastside.

The overall conservation treatment for this application is rehabilitation, including the façade retention of the Tiedemann Block, and the façade reconstruction of the Drier Block based on archival and as-build documentation. In particular, the storefront of the Drier Block will be restored in a historically appropriate manner. The proposed demolition of the primary structure of the two buildings would allow for the construction of a contemporary twelve-storey structure behind and above the two historic façades.
