Loews / Loews Regency Houston - Opening 2019 - Development

Planned to open in 2019? Is this already under construction then? 2019 is pretty close for an open date.

The lot previously planned for the Loews was sold in November 2021 to Houston developer DeisoMoss. Since then, a new proposal for a single, 43-story mixed use tower has emerged for this site.

On April 7 of this year, it was reported that DeisoMoss secured $26M in pre-construction financing.

Subsequent articles in local media have recapped the sale as well as the following about the tower...

The current version of this tower will reportedly feature 348 apartment units, 100K SF of office space and 25K SF of retail and restaurant space. Construction is expected to begin in 2023, with apartments coming online in 2024 and overall completion in 2025.

I'd guess it would be over 500', given there is a mix of office and residential and office ceiling heights tend to be higher than residential.

A couple of nearby proposals have fewer floors and are both supposed to be over 500'.

Even though the height hasn't been announced, I wouldn't be shocked if an even closer tower hits the 500' mark, if not a bit over.

Exclusive: The Ritz-Carlton could be coming back to Houston. Here's what we know.

A Houston developer is planning to bring the Ritz-Carlton back to the city.

Real estate firm Deiso Moss told the Houston Chronicle it is working with Marriott International, the Ritz-Carlton’s parent company, to develop a 44-story Ritz-Carlton hotel and branded residences at 2120 Post Oak Boulevard near the Galleria.

Deiso Moss's plans, as shared with the Chronicle, call for a hotel with 154 guest rooms as well as 114 private residences, "envisioned as gracious homes in the sky," beginning at 2,200 square feet. Hotel guests and condo owners will share 50,000 square feet of Ritz-Carlton restaurants, lounges and amenities. Residence owners will also have a private motor court, lobby, elevators and 27,000 square feet of exclusive amenities.

A spokesperson for the project said that the Ritz-Carlton will operate the hotel, while the condos will be available via a licensing agreement with Marriott International.

A website launched Wednesday allows people to register their interest in the residences.

This week, the firm was not yet ready to give a timeline for when the project will be completed or when sales will begin, or to specify what pricing will look like. The spokesperson declined to comment on the financing for the project.

As planned, the project at 2120 Post Oak would be the only Ritz-Carlton hotel in Houston, and the third in Texas, as well as the first Ritz Carlton- branded property in the city itself. Houston previously had a Ritz-Carlton hotel in River Oaks, which hosted the late Queen Elizabeth II when they toured Texas in 1991, but it was stripped of its name in 1997 along with three other Ritz-Carltons in New York, Washington, and Colorado.

Not much new in this - but HBJ is projecting a 600' + tower for the site.

Would put it ahead of 5555 San Felipe (the 1st old Marathon Oil Tower, 562') at least. San Felipe Place is still the 2nd tallest Uptown at 625'.

Deiso Moss and Cleary Interests, which are preparing to break ground on Houston’s first-ever Ritz-Carlton hotel and condo development, have named the exclusive sales representative for the project.

Karla Dupré, co-founder of the San Antonio-based Derive Development Group, will head sales for the building along with Redeavor Group, which is handling its marketing.

Dupré specializes in luxury high-rise sales and brings more than 20 years of experience across Austin, Dallas, Houston and San Antonio as well as international markets to the project. Her portfolio includes Houston-based DC Partners' The Allen Residences, The Arts Residences San Antonio, The W Austin and The Omni Hotel and Residences in Fort Worth.

Houston-based real estate development firm Deiso Moss announced Sept. 10 that it is partnering with Marriott International Inc. (Nasdaq: MAR) to bring the Ritz-Carlton brand to Houston.

The Ritz-Carlton Houston, which will be at 2120 Post Oak Blvd., will combine "timeless architecture, world-class hospitality, five-star amenities and a fully realized private residential experience unlike anything the market has seen before," Deiso Moss said in a news release.
