Massive Mixed-Use Plan for 102 West Paces Ferry Site

A 20-year-old plan for a massive mixed-use project next to Buckhead’s St. Regis Atlanta hotel is moving forward, with the drawing board including another hotel, an apartment tower and an office/retail building.

The new plan includes three buildings, with the apartment tower atop a parking garage at the rear of the lot and the hotel and the office/retail building fronting on the street. Details include:
  • Apartment tower with some retail, about 216 feet tall at the streetfront and 225 at the rear due to the slope. It would stand 16 stories atop the parking garage.
  • The parking garage would be another seven stories tall and contain 921 spaces. That’s well over the City-required minimum of 497 but under the maximum of 1,090, according to the developers. The facility would have 75 bicycle parking spaces.
  • Hotel also containing condos and retail, about 175 feet tall with roughly 15 stories and 150 rooms.
  • The residential units between the two buildings would total 307. That would include 122 one-bedrooms, 154 two-bedrooms, and 31 three-bedrooms.
  • A “boutique” office/retail building, about 66 feet tall.

I was just noticing that the active projects in Buckhead seem to be drying up. That's quite a change from a few years ago.

Yes, and some of the larger office proposals never made it past the planning stages - even before the Pandemic came along.

Related Group is moving forward with the 2nd phase of Icon Buckhead. This proposal was just presented to the Buckhead DRC. The tower is 32 stories with 209 apartment units.

Interesting; I did not realize they were going to fit in another building into that space. It does look good though a stylistic departure from its sister.

Unfortunately not.

"There would be no retail as part of the building. No retail component raised concerns from some committee members who want more street activation throughout Buckhead to make it a more walkable community."
