Big Project Slated for the all but abandoned Peoria town center.

harleston, South Carolina-based Greystar Real Estate Partners LLC is proposing to build a $500 million mixed-use project in a historic area of the West Valley.

Plans for the project, dubbed Peoria Place, include nearly 1,200 apartment and housing units with one-to-four bedroom options, 5,000 square feet of retail space and three large industrial buildings on about 100 acres in the Old Town Peoria area, according to preliminary plans submitted to the city.

he site is generally located between Monroe Street and Hatcher Road, and west of Grand Avenue adjacent to Peoria City Hall. It's one of the largest infill parcels in Peoria and one of several large sites the West Valley suburb that has been in the works since the 2000s.

Specific site plans call for:

Three light industrial buildings ranging in size from 80,000 to 170,000 square feet on 28 acres
Two garden-style apartment complexes with 384 units each
About 243 detached and attached duplex single-family homes for rent on 27 acres
4-story multifamily building with 160 units and 4,000 to 5,000 square feet of ground floor retail and building amenities on 5 acres
Greystar, a global rental housing developer, purchased the 90 acres on April 25 for nearly $30 million from Highland Capital, according to real estate database Vizzda.

In addition to housing and industrial, documents said the overall development will include shared community spaces such as fitness area, coworking space, club rooms, pools, play areas, gathering spots and a series of trails that connect the developments.

"The elements planned will combine and create a cohesive integrated pedestrian and vehicular circulation network that will allow residents within Peoria Place as well as the surrounding neighborhoods to connect by walking, biking or driving into the Old Town area," the application said.

Documents submitted to the city said the project will be developed in two phases. The first phase will start construction in September and include the three industrial buildings on 28 acres, which could be speculative or build-to-suit projects depending on the market.

"It's a very significant project, and we're very excited to have [industrial] close to Old Town because it's employment," said David Valenzuela, chief business attraction officer for the city's economic development department. "It's only a couple minute car ride for workers to grab something at lunch, or there's events going on Thursday or Friday nights after work."

The city of Peoria is currently about 50% built out with a population of nearly 200,000 people. It has been working to find vacant land in recent years to help fill the significant industrial demand in the Valley and in the municipality, which is also located close to the Taiwan Semiconductor Manufacturing Co. facility.

This intersection (I-10 & Verrado Way) in Buckeye is about to explode. They have this new shopping Center, Costco, Banner Health Hospital, and Abrazo Health Campus going in each of the corners.

DMB Associates, the Master Developer of the Verrado master planned community, announced that it is partnering with Vestar, the largest privately-held shopping center owner, developer, and manager in the western United States, to create Verrado Marketplace, a dynamic retail center at the front door of Verrado, an 8,800-acre master-planned community in Buckeye, Arizona.

The DMB/Vestar team is planning for a retail development called Verrado Marketplace that will include over 500,000-square-feet of commercial space and will be poised to serve as a Town Center for not only the residents of Verrado, but also the residents of Buckeye to enjoy.

The Marketplace will be developed at the northeast corner of Verrado Way and I-10. It is expected to break ground in mid-2023 following necessary approvals from the City and will complement the existing commercial services already in place on the west side of Verrado Way.

The city of Glendale is looking to transform a massive property next to its sports and entertainment district into a master-planned development with office, retail, hotel, commercial and high-density housing.

Dubbed Vision 2, the development could be built on about 200 acres between Glendale Avenue and Ball park Boulevard just west of the Loop 101, according to documents submitted to the city.

On May 26, Glendale's planning commission is holding a public hearing for an application to rezone about 160 acres of the property to a planned area development to allow for the mix of uses like class A office, medical services, research and development, hotels, regional shopping, restaurants and theaters, among others.

About time the west valley gets some serious development outside of homes and distro centers. Although I cant help but feel like they should keep this on the same side of the 101 as the stadium to create more cohesion in the area, those fields between the 101, the Casino and the Outlet Mall would be better.

Doesn't seem very likely. The land owners are just trying to get entitlements a real developer wouldn't have any problem getting.

I would go as far as to argue against city-subsidized overzoning if Westgate is still half built after what, 20 years as this is mostly just going to benefit the land owners when they sell and few others, especially when that other smaller office project hasn't moved.

Agreed - that NE corner along the L101 and up to Northern Parkway would be idea - especially after Northern Parkway is built-out to US-60 to provide another route in/out of that monstrosity of a complex. Plus - put that up on the other side of the loop from Westgate - you'll have a ton of traffic on Glendale at lunch time to get to the various eateries, etc. Traffic flow is not idea for this.

Always interesting to see what various ideas they have for this area. Wasn't long ago the Bidwills were proposing a 40 story office tower complex near the stadium - IIRC where that resort is going in now.

I don’t think this has been posted anywhere but the Mattel Adventure Park now has a live site and is adding more attractions. Looks like a significant spread of the park will be indoors!

God, I absolutely wish Six Flags would buy some more land out here and build a proper rollercoaster theme park. I love Six Flags Magic Mountain, but the 6 hour drive is still a 6 hour drive. I'd kill for something closer.

People have brought it up on various forums before why traditional theme parks can't work here, but I think this kind of project, and also Great Wolf Lodge, show how developers can address the valley's climate and still create a premier experience.

Phoenix is way too big to leave this kind of money on the table, and if smaller metro areas like Denver and Utah can support varying sizes of amusement parks, there's no reason we can't have our own creative alternatives.

Severely missed opportunity. The market for family-fun entertainment is seriously lacking and underserved in the valley. Six Flags over Phoenix (or Desert Oasis, Sun Valley to throw some options out there) just seems right.

The climate argument isn’t even valid anymore to be quite honest. Dubai, Abu Dhabi, and several other Persian Gulf/Red Sea desert gems are seeing significant theme park investment from American companies and their climates are the same, if not worse. Dubai alone has had 3-4 theme parks (one indoors) come online in the past 10 years, and has several more currently under construction. It makes even less sense when you account for the amount of tourism Phoenix gets. It doesn’t all need to be indoors, it just needs significant shading for 3-4 months of the year when the heat is unbearable.

Dubai Parks and Resorts was built and is owned by government corporations. They have a vested interest in diversifying their economy for a post-oil world, so it's not quite the same as a private investor putting up the money in Arizona. We still live in the real world unlike the emirate which had to be bailed out before.

A fair point, but I'd argue that type of theme park isn't entirely unique to Dubai. Within the past few years Nickelodeon opened a moderately sized indoor theme park attached to the Mall of America. Obviously that's a huge tourist destination in its own right, but I think the scale of the project and the "off the shelf" nature of the rides is something I can see being replicated here. If anything, that's probably what we'll see come online at Crystal Lagoon.

I'd love to see something along those same lines possibly open on the east side near Talking Stick.

“District at Sportsman’s Park, Glendale” will be the name of a new, innovative and vibrant mixed-use project being built in a collaboration between the City of Glendale, the Arizona Cardinals and Plaza Companies.

The 62-acre site is located east of Loop 101, south of State Farm Stadium and to the east of the new VAI Resort, which recently announced plans to build the largest hotel in the State. Additionally, the new Mattel Adventure Park with brand experiences from Barbie, Masters of the Universe, Hot Wheels, Thomas & Friends, and Mattel Games is under construction within the VAI Resort. District at Sportsman’s Park, Glendale, includes two parcels of land in the northwest portion of the property owned by an affiliate of the Arizona Cardinals. The remainder of the site is owned by the City of Glendale.

Upon completion, the vision for this high energy, mixed-use environment could include office, hospitality, shopping, restaurant, retail and multi-family uses. The site will be master planned to maintain parking for State Farm Stadium and the VAI Resort while adding to a vibrant fan experience.

An Offering Memorandum for a 20+/- acre parcel in the northeast portion of the property for a mixed-use development is expected to go to market in July.

The first project is a master plan known as Urban 95. The proposal seeks to add three acres to an already established planned area development at the SWC of Missouri and 95th avenues. The revisions will bring the total area to almost 35 acres.

Original plans for the site called for retail, office, hotel and some residential. The new plan focuses mainly on multifamily and calls for up to 1,500 units and 15 stories. The 198-unit Cardinal 95 apartments are part of the project plan. Some commercial development could also take place under the proposal. The property is owned by Cardinal Land Holdings II LLC, and the plan was submitted by Froke Urban Planning LLC.

Two 15-story apartment towers could become Glendale's tallest building outside of State Farm Stadium. The apartments are planned near 95th and Missouri avenues, just south of the NFL stadium and VAI Resort, which is going up along Loop 101 The towers are part of a 34-acre project called Urban 95, which also will include mid- and low-rise apartments.

The city's next tallest building also is in the sports and entertainment district, the 11-story Renaissance Phoenix Glendale Hotel & Spa.

Construction is expected to begin in about nine months.
