It's not harder to get approval when the land is zoned for the height you want (and all of Zibi was already zoned for their master plan).

You can sell square foot for more $$ on the Ottawa side, so you get better architects and more options.

Is that still true? I feel like the gap has been closing fast (not that it should, because taxes), especially at Zibi. And why does Montreal generally get better architecture when condos and apartments in Gatineau, again Zibi in particular, probably go for a higher price?

The Kruger Plant's lease is over in 31 years, but I definitely see a scenario where they are bought out of that lease 10-20 years as the city grows. It is definitely not 'here to stay'.

I wonder the same. What's Zibi's plan post Kruger? Plug-into the Feds District Energy?

I kind of question saving the original portion on the corner.



It's so chopped up. Even for the industrial look. We will have to wait and see.

I dont see why they saved that corner either. Its falling apart I dont really see any heritage value either

Agreed. In some cases I don't understand why we can't re-build to match what existed as far a disney facade. The history was on the inside. Keeping a fall-down shell as a disney relic doesn't really help anyone (now, or 30 years from now when all that steel delaminates again and the tenants have to listen to chipping for days and weeks on end).

Can't we just agree on a design aesthetic and build new around that? (Looking at Urban Outfitters on Rideau to justify my argument).

I'm sure they have some sort of a plan to restore it. From a climate lens, it's better to keep what's there than replicate it with new concrete. I'll reserve my judgement for the end product. So far, they haven't disappointed (on the Ottawa side).

Block 208. Restoration of the brick façade is nice, but not so sure about the modern block and how it relates to that heritage portion. Lots of blank walls that could have been used for murals instead.

One big difference between this and Toronto or Montreal. No decent transit running through the centre of this new community.
