384 Arlington Ave [Build Canada Homes] | 79m | 24f | Approved

New residential proposal for the church at 384 Arlington Ave. Files aren't active yet, but based on there being a One Planet related document this makes me think it's either Windmill or Dream.

Interesting, Kinda weird the files are still not up. they usually get posted the day after its posted on DevApp

Filed on August 25 and still not up. Unfortunately, that is fairly typical for the speed at which the City even 'opens up files'.

24 storeys by Neuf, nothing earth shattering but not terrible either. Glad to see they're keeping a good chunk of the church and not just the external walls.

I like it! the Crown is interesting too in Ottawa standards. I also love seeing towers go up next to the highway, makes Ottawa feel like a big city lol

Also a nice missing middle infill in the glebe - 8 units in a handsome brick building replacing 1 house. I wonder how the neighbours will react..

When I saw Neuf, I thought "well this is going to be disappointing". But hey, it's actually quite nice. Another better than average Windmill proposal!

Wow I like this one. Sure it's white/charcoal/black but the new massing is much better than the original proposed one. I like the step backs from the road (main street level facing, mid-rise then high rise and the height being on the highway side. Makes total sense.

And yes, I like the crown and those vertical rectangles outlining a few windows. Something we're seeing more and more in other cities but a first for Ottawa.

I really like this proposal. I am loving this trend away from monolithic flat brick walls with flush windows, and now towards aluminum panelling with creative facades.

The bird view from Arlington (page 32) shows 15-20 conceptual mid/high-rises.

Can anyone account for all that?

I feel like a lot of that is within the OCH lands and that is not what the masterplan outlines. I doubt such height would be approved along Preston either.

Windmill is taking a lot of projects in Ottawa, but it's very welcome. They have Zibi, Library Parcel, the parcel near Lincoln Fields, and now this one. Can't wait to see all their projects go up.

Oh yeah, page 18. Looks like a redistribution of density (probably within existing zoning). Far better than the original proposal, for sure.

384 Arlington Ave | 71m | 24f | Proposed

Windmill Developments is seeking to develop the subject site at 384 Arlington Avenue with one 24-storey tower located on the southernmost portion of the property, adjacent to Highway 417 with the height stepping down to eight storeys in the middle portion of the site and down further to four storeys to the northernmost portion of the site abutting Arlington Avenue.

The subject site is the current location of the Ottawa Korean Church, a church that has outgrown its space and will utilize the proceeds from development of this site to build a new facility in a location more accessible to its member base. They will continue to maintain a presence in the community once the sale is finalized: a community room within the proposed development will be made available to the Korean Community Church to continue outreach programs within the area and to serve the local community.

The subject site consists of one main building on the site which also includes a brick two (2) storey dwelling addition to the east and a vinyl-clad building addition to the south. The two (2) storey dwelling was previously used for residential purposes until 2005 and is now utilized as office space. Although not designated under Part IV of the Ontario Heritage Act, the main church building has been listed in the City of Ottawa’s Heritage Register as a property of interest under Section 27 of the Act. The north and west façades of the church will be retained and integrated into the overall redevelopment program, with the two-storey building facing Arlington Avenue and the addition to the south proposed to be demolished.

The proposed redevelopment of the subject property consists of the construction of a 24-storey tower on a 2,187 square metre corner lot with a three (3) and four (4) storey podium and eight (8) storey mid-level mass. The existing main-building will be partially retained, preserving key character-defining architectural details and elements, and integrating it into the three (3) storey podium at the northwest corner of the site. The two (2) storey portion to the south as well as the two (2) storey brick building located on the northeast corner of the property would both be demolished.

The proposal includes 274 residential units. A diversity of unit types is proposed, including 32 bachelor, 142 1-bedroom and 1-bedroom + den, 92 2-bedroom and 2-bedroom + den apartments, and 8 3-bedrooom apartments.

Vehicular parking is proposed in an underground parking garage accessed from Raymond Street with two levels for a total of 91 parking spaces provided at a ratio of 0.33 parking spaces per unit. Bicycle parking is proposed at a ratio of one space per unit on the ground floor and in the underground parking garage.

Unique for Ottawa? Certainly. It has a certain type of way to it and also a roofline. Build it. Ill be there tomorrow to help demo the existing property.
